anyone know a roofer who will come out on a emergency basis? I got a tear in my roof membrane in a spot that throwing flashing on it won't hold for long.

Should I go with Capitol Roofing or Simpson Contracting?
I have a bid from each to replace the drain on the roof and repair the area around it. Both came in with the same price of about $1000. Capitol will only warrantee for 30 days. Simpson will give a longer warrantee. THoughts?

Capitol is terrific. Roofing work should be done before it gets hot; I was told that roofers are not insured if they work when the temp. goes above 80 degrees. Maybe that's an urban legend, though.

Need a suggestion for a local and reputable roofing contractor. I am am having issues with leakage in my skylights. The roofer doesn't need to be directly located in Jersey City, but definitely in the area and come highly recommended.

Has anyone else in the area been plagued with a persistant leak from their roof to top floor units? Our condo association has been attempting to fix it for almost 2 years now. Contractors have even water tested - and sealed a leak, and it has not been corrected. Any advice?

I highly recommend
S & S Roofing (201) 920-6525 This team redid my entire roof, replaced 2 extremely old skylights and crumbling vents. They did an excellent job and were extremely professional. They worked during the rain, with bad weather and other acts of nature beyond their control. I highly recommend Seymond and his team for your roofing job. Since this job was completed, I've had snow and lots of rain and NO LEAKS, nothing.

You can try Raul at Roof Doctor 201-798-0991. He did a small flat roof for me (from scratch), maybe 12' x 14'. He does torch down roofing. Is he bonded? I liked him and his quote, but want someone insured, etc...

Just avoid AAA Boro whatever you do. Our condo signed a contract for him to fix our leaky roof- a year ago! Now we're paying a second contractor even more cash to try to do what we hired AAA Boro to do.
We had in writing in the estimate and contract that he was to rip up the old roofing in a trouble spot, check for potential rot and water damage. We caught him just layering new roof over the area! As the leaking persisted the contractor ignored almost all of our calls, set appointments & didn't show - it was all complete contractor nightmare!

Someone from Accomplished came by on Saturday and I was not impressed.
First of all, he arrives with a ladder inadequate enough to reach my roof. I live in a one family, 3 level house (basement, first/ground floor & second floor), so #sideeye. Second, I explained to him that I have been in the house 3 years and the roof just started leaking. So, I am not sure if the roof needs to be patched or if the seller had a crappy job done and it is more economical to get a new roof. So, this dude proceeds to tell me (again - he has NOT even seen the condition of my roof because his ladder is too "short") that he thinks I just need roof maintenance for $980, which has a two year warranty. SO, if I agree to the $980 -- he could them go get his ladder and fix my roof. I told him he could go get his ladder, get on my roof and give me a quote supported by an actual inspection. Why would I spend $980 when I could just get a new roof (if needed) for a bit more? Don't roofs have a 5 year warranty? Is this a normal interaction? I feel like Is $980 extreme for "roof maintence"? Typically, how much would a new roof cost in Jersey City? I'm from another city, so any advice would be helpful as I look at other (more professional) contractors...

S&S Roofing & Masonry (201) 920 - 6525 Seymond Thompson Seymond is the owner operator and did a fantastic job on my roof. He spent extra time repairing the rotted wood on the front pediment which was not part of the job quoted and no extra charge. Excellent service and a great job.

Update
Decided to go with Capitol. I think it was Feb, by the time both our schedules were clear. Long story short, GREAT JOB! - took about 1/2 day to complete - laid down a new roof - been through quite a few rain storms since the new roof and no leaks...Yay Nothing but great things to say about Capitol

the other thing to worry about with the "side job" is insurance. Not just the warranty. make sure you aren't going to loose everything if he or one of his guys falls off the roof and gets hurt, because they sue you and your insurance because that is the only policy around.

I know others have posted good results with Bayonne Roofing, but I had a nightmare of a time dealing with them 11 months ago. I had a leak and they "fixed" it, and leaked just as badly the next time it rained. They then told me I needed a whole new roof, ripped it up, filled my driveway with materials then disappeared for 2 weeks over Christmas and New Years before I finally started threatening a lawsuit to get them to finish it... and this summer the roof started leaking again. Finally, I just found out yesterday (coincidentally) that they never removed the old rotten, leaking roof and just put new plywood over it even though I was told it was completely replaced. Never again!

I'm currently getting bids for my flat roof:
1. Capitol - arrived when scheduled, provided an estimate that seems reasonable (although I did have to chase them for a few days to get the estimate) 2. Simpson - Called an hour after the scheduled appointment and requested for a later time, then never showed up for the later appointment. based on this, they're out 3. Bayonne roofing - to be determined (appointment is tomorrow) 4. "side job" roofer - this guys works for a roofing company and provided an estimate (as a side job). Seems very knowledgeable, although I'm concerned about the warranty since it'll be a side job and not through the company he works for. I'll keep you all posted as the progress of this project continues.

I've you're having you're roof done I have 2 hard-learned pieces of advise for you:
1>Don't pay the roofing contractor until it has rained once! The contractor was banging down the door to get paid the very next day after everything was done, and now I know why - the first rain may reveal problems with the work i.e. bad pitching, water pooling, leaks etc. 2>SUPERVISE the work as it is taking place! "Althea" mentioned the 2 contractors "simply redoing my roof over rotten boards without letting me know the situation." Our roofer tried to do exactly the same thing - even though it was written in the contract & estimate that the area was to be stripped so we could look for damage underneath, make fixes as necessary and avoid sealing in the moisture permanently.
