Actually the jerseycity.com site lists previous quarters, but only for you. Try putting in the previous owner's name?

And as a general comment on this thread, taxes are going to break me. We had high hopes for Jersey City but we're putting the house on the market and hoping we're not too late to get out. It's a shame, though, because I really do like some aspects of the city. But I can't sit around and watch public services collapse, a drunken mayor fritter away the budget, and property taxes skyrocketing at a rate that would make a loan shark blush. Annoying stuff.

Unfortunately the jerseycity.com site doesn't list the breakdowns by previous quarters, only the total sum.

I couldnt make out any tax abatement expiration info.

Time to call my management company and see if they have any further info.

There are no "state property taxes". The reason the amount is more is because your mortgage co escrows more than it needs in case (or more correctly "because") property taxes increase and god knows they're not going to front their own money for taxes. They may also be collecting for mortgage insurance.

I thought it was what I owed. But I'll have to double check.

I hope you're right. I was thinking of this as an additional tax and was freaking out a bit.

But that makes sense. This is just JC letting us know how they are allocating the tax money.

And the fact that the amount that I pay each month with the mortgage totals more than just the amount JC is getting, accounts for state property taxes right?

I wonder who writes and proofreads these letters that accompany the tax bills/statements. The last one (dated July 17), repeatedly stated that Jersey City provides quality service. To whom?

Ditto what Jako said. If you are paying taxes to your mortgage lender, you don't have to pay JC taxes directly. Call your mortgage co. directly and verify.

Are you sure you're not just looking at your quarterly statement? The city sends them out to notify you what's owed, but your mortgage company ought to take care of the payments.

Yeah, I don't have it figured out as well you do.

All I know is I am also a recent owner in JC and I just received my city and county taxes this past weekend. The bill was WAY higher than I imagined it would be.

Looks like I'll be paying several thousand dollars a year in these taxas, and that's independent from the property taxes I pay with the mortgage payment.

They're both staggering sums.

My question is what's the difference: The one that you pay with the mortgage payment versus this one that I just received that you pay by quarter?

Thanks for any clarification.

Sounds like you may have purchased a tax abated unit whose abatement has just expired. "Improvements" refers to the actual building and condo units and has nothing to do with recent improvements. Check the online inquiry and see if there were just "Land" assessments prior to this tax bill.

That may be why the owner sold.

Just enter the first 8 chars of your address in the Property Location field. It should give you the tax history of the property, thought it may be broken down by owner/account.

Folks,

I just received my tax bill from the city of jersey city for my condo. I'm a new condo owner in the JSQ area. One of my primary reasons for purchasing the condo was the low annual tax. I'd read of course that the property taxes were increasing but had accounted for at most a 40-50% jump.

Amazingly enough, the tax bill for this quarter is more than twice what it was for the last quarter (which the former owner paid) and I see an overall increase of 210% in taxes for the year. I checked the city website and it appears that all condo owners in this building have been hit with this sort of 180%-220% increase (except for some realty corp owned units).

Now there's also an "improvement value" that seems to be added to the land value. I know the condo assoc. did some improvements to the bldg. recently (new boiler, elevator,etc)

Is anyone else out there experiencing the same?? I'm trying to decipher why my tax bill is more than twice what I'd expected it to be.

Here's what I have:

county tax: 1.304%
county open space tax: 0.030%
district school tax: 1.334%
local school tax: 0.134%
municipal purpose tax: 2.373%

TOTAL: 5.175%

Can someone share what the numbers for the former quarters/years were (unfortunately I dont seem to have access to this information as a new owner). Could the older TOTAL tax rate have been as low as 2.46% ?

If not, then my suspicion is that I got hit with a triple whammy of the improvements cost as well as the tax increases for school and county :/

Sigh.

At the moment the only poor flunky we have in JC is the Mayor and his cronies.

Mayor Healy: Crooked or stupid which one is he?

Nobody plans an 18% tax hike, it is something that happens when those in charge are incompetent.

The top 50% of tax payers already pay over 96% of all income taxes;

The top 5% of tax payers pay 53.8% of all income taxes;

And the top 1% of tax payers pay 33.7% of all income taxes.

IF our taxes go up 18% will he resign?

Healey has completely mismanaged the city funds. He is clearly incompetent and out of his depth and he should do the decent thing and resign.

All the money that is coming into the city and the taxes go up by that amount??!!!

Healey must be a moron or a crook.

Thanks Mayor Healy for managing the City's budget so ineffectively. If you weren't so buys giving out tax abatements on prime property, maybe our taxes would only be going up 10% or 15%.

Given your lack of leadership, I can guess I'd better prepare for another 20% hike in 2007.

The City Council meets the 1st and 3rd Wednesday of the month. To speak during the the Open Public Speaking portion of the meetings, contact the City Clerk a day in advance at (201) 547-5150. Get a group of friends together, speak on a specific issue before going out to Trivia Night or Jazz.... see your government in actions (or inaction).

As pointed out on a recent the thread, code enforcement could bring in much needed revenue along with making our city safer, healthier and cleaner:

Enforcement of- Building, Zoning, Health, Motor vehicle and Parking ordinances.

Obviously, we need a long term financial plan in place. Tax Abatements should be opened up and made transparent. The abatements may need to have shorter time frames, not be extended, not be transfered. The upfront PILOTS could be restricted to captial projects and not be used for general municipal operations (plugging budget deficits).

Unless you can find a JC version of Corey Booker, we have a long hard road ahead.

Let's not forget the much reduced "tax rebate checks" . In my case that was an 8% tax increase. I expect that "gift" from the governor will totally disappear now in light of the gov's latest "NJ is broke" speech which will translate into a 13% tax increase for me + these other increases mentioned on thread.

According to many old timers, in the darker days of Downtown ('70s-80s) it was common for people to walk away from their property because they could no longer afford the taxes. I've heard tell of many abandoned brownstones around Hamilton Park in those days.

Is it common for people to sell their property if they no longer can afford the taxes? If so, can you sue a realtor or a mortgage company that mislead you with estimated taxes when you closed on the property?

Can someone tell me again why it is better to own than rent?
