I am a owner at 201 St Pauls for about 5 years now.

this bldg is very well run, much more than 225 St Pauls or 10 huron. they recently remodeled the entiore lobby about 2 years ago. New elevators and boiler/chiller, about 4 years ago. also, new landscaping and new laundry room.

i have a 780 sq ft unit, maint is $350/month, includes heat, a/c, gas, water, common charges. thats pretty darn competitive.

the assessment is due to the city of jersey city is requiring all high rises in JC to retro fit their entire bldg fire sprinkler system.

As well, they city of JC is forcing us to update our water tower at top of bldg.

Most of this un-needed work is forced by law, by the city. If we do not comply, then we will face fines.

the board is not perfect, but they do a pretty good job. Its a nice place to live. Unfortunaley, when major renovaiton needs to be done, assesmenst is the way they raise the funds.

Overall, great bldg, good board, good prop mgmt company, just part of condo life.

I would reccomend buying at 201, if you are considering.

Parking is $95/month at ST Johns, gated parking and security...thats a great deal.

Just got FIOS last week...201 ST Pauls Ave
Love the svc, $30 cheaper per month thatn Comcast...about 50 more HD channels. I made a good choice.

To follow up.....

201 ST Pauls is definitley the most desirable of the 3 bldgs...brand new lobby, elevators, eashroom...they all share the pool, whcih was recently renovated. All bldgs have doorman and they share a security guard. If you are looking to rent or buy 201 ST Pauls is my suggestion...however it will probably cost you a bit more that the other 2 bldgs, but its worth it.

Check out ST Johns area...201 ST Pauls, 225 St Pauls, 10 Huron ave...3 block walk to JSQ Path train, doorman bldgs, parking, etc...there are a wide range of units and prices.

Canco has run out of funding to complete the project. they need to sell alot more units to complete the project. Instead of lowering prioces, they are lowering the taxes. this is alos a sign that they need every cent for completion.

they assumed that the units would sell fast and the $$$ would be there for completion. there is still demand out there...Check out Maxwell Plaxe in hoboekn and A condos downtown JC...differnce is that these developers can afford to complete the project with their own funding.

what happens to the 60 units that were sold if the remaining units are NOT sold?? Those people are screwed.

KHovanaian or Haliburton or Toll Bros...they are taking the hit, but can weather the storm.

Lipsi is a waste. He bends over for the devleopers...I wish Fulop was our councilman.

anyway...i looked at Canco...great ideas...nice space..area is not that bad...but prices are wayyyy toooo high and the mainteneice , prop tax are allso way tooo high. Lower your prices by $50,000, reduce parking fees and maybe you will sell more.

FYI for all those novicves out there....I am in real estate...when a devloper committs to a project like this...the legit ones have the financing up front...regardless of the mkt...they can afford to finish the project and whatver doesnt sell, they will rent. It obvious Coalco ran out of $$$$ and sales are horrible...so they have no $$$ to finish project. This is not a good sign!!!

We looked at Canco. seems like great plan. but it is WAY overpriced. thye are somehwat far from the Path and they have ammneities that no one rwally needs. If they lowered prices, they would sell. but that means the owner would get less $$$. He would ratnjer the city take the hit.

Instead of $350,000 for a nice 1 bdrm w/parkng..how about $300??? What about the people that are supposed to move in??? They are screwed.

I agree, great idea, but way too expensive for daily travel. Maybe if it was $3.00 one way....but still $1.75 for PATH..cant beat that.
$6 per day 20 days per month...$120
$3.50 per day path...

I understand that its 80% sold out. All of the 1 bedrooms are sold out. But I figured, with the real estate mkt in the shape its in, maybe some of the orignal buyers are not going to move forward and are considering selling?? Anyone out there??

Went o Canco today...place seeems very nice...a few notes:

supposedly all of the units from $315,000-400,000 are sold out for both phases. that means if you want one of the units in that range, you have to wait until next year.

Maintainece is .61 cents per sq foot

Taxe is 30 yr abatement at 1.3% of sale price

Parking is $150 per space, limit 1 per unit

the higher your floor, $5,000 more per floor

I am unsure how all the untis sold out...considering all you hear about is people foreclosing and builders cannot sell units, but I put my name on a waiting list.

FYI, also no models to look at, just a sales office with some sort of sample set up

Also...FYI for those that think change in local politics cannot happen...take a recent look at hoboken. They voted alot of new comers into their politics. alot of the old guard is gone or slowly getting voted out. The same can happen for JC, people need to take a stand and vote.

just got my tax bill...it is about $100 higher than last year...and for what...I still dont see more cops...still flithy streets...roads still suck....things are ok in JC, but i have not seen many improvments over the past 3 yrs..FYI I live in JSQ.

NJ transit and path are already overcrowded. This should highlight the state og the nj system. bloomberg has a good idea and nj just complians that they cant handle it. why dont they come up with a solution!!
all this new construction is going to overload an already overloaded system!!

you are right...Olive has some sort of interest in Canco being a sucess, thats why she is dissing St Pauls and her facts are inaccurate. St Pauls are actually at an all tiime high. Canco actually makes St Pauls vaule go higher. st Pauls does have charme, 24 hr doorman and security, parking, etc...

any new developments in jsq are good for all.

this started as a converastion about nothing in jsq except little india, and has tuened into canco or st pauls. not a fair comparison. lets just hope that with these new condos, nice new stores follow.
