When I was on a condo Board we researched ARK and came up with all sorts of negative stuff. In any event, the management company acts on behalf of the Board of Directors. Where is the Board? I suggest taking up your grievance with them.

I cannot say enough BAD things about ARK Management in North Bergen, who manages my building.

It is impossible to get anyone to do anything and the Management company dimes and nickels the residents. It takes 3-8 weeks to get a new or replacement laundry card. It's been over 6 weeks and they still have not fixed my key fob. It just stopped working one day and every time I call they take a message and say they will get on it but I still am locked out. Every year they implement more ridiculous policies to make life difficult for residents... sheesh.

I live in an 8 unit condo building and we're considering getting a management company as opposed to continuing to manage the place ourselves. Any suggestions on reliable companies that we should consider? Or any companies we should avoid?

When my 28-unit condo was considering a property management change, Denali was one of our front runners. We opted to go a different direction but were impressed with their online tools, the manner in which they staffed the account, and experience in our immediate area as well as Hudson County. I think you would do well by them.

I've been using Delforno for the past ten years. If it's possible for a property management company to do a better job, I can't imagine it. They take care of everything the place needs, their fees and prices are very reasonable, and they're always available. They've also done a great job of finding excellent tenants. I recommend them without reservation.

I have no problem recommending Red Bridge. They are very responsive (which is a rare find for management companies) and are always professional. They manage our 6 unit building.

My condo building has been using Cervelli Management for the past 18 months, and so far we're quite satisfied with them.

Two things we've learned the hard way. First, the experience you have with any management company will depend a lot on the individual property manager assigned to your building. The company overall can be great, but that means nothing if the guy who's looking after you is unresponsive.

Second, be careful. Check your management company's references carefully, and then ask around further. My building is still in a financial hole thanks to what I'll charitably call bad advice and poor accounting by a previous management company. (I won't name it because I don't want to slam them online.) We've since heard, from our accountant and lawyer, that other buildings had similar experiences with our ex-manager; what I take away from this is that professionals connected to the real estate world have a pretty good sense of who the bad actors are.

I'll tell you who NOT to use: Maynor Cannon at JC Property Management. We've emailed this lazy tool several times about things that needed fixing, he either ignored us or sent over a worker without a ladder who tried to use our outdoor garbage can as a step stool to fix a light. Seriously he was trying to stand on the effing garbage can. Good Luck to you.

We are looking for recommendations for a company or individual to be the goto person for our tenants and take care of leases and payments. Its a small apartment (650) in a walk up on Van Vorst.

We have seen management companies charge from $50 to $100 per month for this service with varying levels of satisfaction from people we've spoken with.

I live a 6 unit building that uses RELB and I have no complaints whatsoever. Ten years running now.

As to cost, I don't know what the per unit price is, maybe $150 per unit? I think it is an a la carte type of proposition. For example, do you want the snow shoveled? How about gettig the trash out for collection? Pest control?

I'd say pick and choose what services you want to pay for. Then give them a call.
