I'd strongly advise against renting or buying any property without making sure it has security measures, and agree with other posters that you have your items insured. Worse case, for example a couple of years ago a woman was raped in an apartment block close to Hamilton Pk. The rapist climbed through an unsecured first floor window.

another thing that absolutely sucks about ground floor apartments is that anybody can look right in. So you either have to shroud yourself in darkness 24/7 or be ok with the idea that perverts, thieves and the other curious people walking by your place can know all your bis

You're right umestuzelle. Downtown Jersey City *clearly* has no problems with crime or flooding.

i live right off jersey ave. around the corner from hamilton park in a ground floor apartment with no security system and no bars on the window. i have never had any flooding or any other problems. you people are all really paranoid.

Thanks everyone for the advice. We have decided not to rent it. I hadn't even thought about flooding and critters issues. I don't think ground floor is for me.

To be honest (and I'm not at all trying to be abrasive when I say this), you're not in a position to "insist" on anything, unless it is something that is a clear code violation (building or fire). Who knows? Maybe if enough people walk through and make noise to the owner that this seems a big security breach that would prohibit them from renting, maybe he/she will do something about it.

Another thing I just thought of. I know the people who live on the ground floor of my building have had a lot of problems with mice and some other bugs, while I have had no problems living on the top floor of the same building. They have also had some flooding issues as others have pointed out. Just some things to keep in mind. Personally I wouldn't rent a ground floor unit.

you should have bars on the windows facing the streets, safety latches so that the windows cannot open from the outside more than 1/4" inch and exits in the front and back.

On our unit and the ground floor apt we put in a door with glass panes on the top, but we put a lock on that is keyed on both sides. That way, when the tenants aren't home, even if someone puts their fist through the door glass, they won't be able to unlock the door. When you are home, keep your key out of reach of an arm through the window, but someplace you can get to it quickly in case of an emergency. If you have a french door, this may be a very easy way to make it much harder for anyone to break in. Your landlord should definitely be willing to do that at the very least. We also have an alarm system from Brinks that costs 29 a month on our unit. It was free to have installed except for the 45 permit you need.

your renter's insurance premiums will be a lot higher if you don't have security on the windows, etc.
and they make security bars with a quick-release latch in case of fire.

I would definitely get Rental Insurance so at least you are protected.
But I would be more concerned with potential flooding. Have you spoken to the landlord about previous flooding history, French drains, Sump pumps etc...? I have heard a nightmare story recently from a renter around HP losing nearly all his belongings from the crazy rain we had a few months back and the landlord did nothing to remedy the flooding situation despite all of his promises.

If it was me I would prefer not to have bars on the windows - those things will only trap you if there is a fire inside the building.
