It's great Fulop is hosting a meeting on this, but I hope it isn't just to tell us he can't do anything because he doesn't want to risk a lawsuit with the developer.

It should be obvious to him by now that he will be in litigation with either the developer or the community. It is baffling to me that he would prefer a fight against his biggest support base rather than an out of town developer who has never done business in JC before!

I too live not far from this project and I am definitely not against a project there. My issue with the proposed project is that the city made a huge policy change by allowing micro-units, super high density, no parking, etc - which they had never previously permitted for any other new development downtown. They made this policy change in total secrecy without any discussion/input - it was purposefully hidden from the community which simply isn't good planning and isn't the way I want my government to work. Whenever Bloomberg has rezoned areas of NYC, it is a several year process where there is lots of public input. In Jersey City, apparently the way it works is that whenever a developer wants land to be re-zoned to be more profitable (ie higher density), as long as they can get the planning dept on board, they can push it through in total secrecy. This should be a major issue for everyone in JC because there are a lot of vacant lots out there...

And I absolutely don't buy that the mayor can't do anything. This project still requires approval from the planning board, whose members are appointed by the mayor. Even if the city can't get out of the redevelopment plan that was previously approved, the planning board still has a ton of discretion in determining if the proposed project meets the requirements in the (incredibly vague) redevelopment plan. The planning board doesn't have to be railroaded by the developer's interpretation of the plan.

I don't have a problem with development or micro units, but what we should all have a problem with is the seriously shady dealings behind this one. It was sold out from under PS3 by the city to a developer who didn't have to competitively bid the project. Then got a green light from the city to completely ignore the current zoning and build a project with no limit to the number of units and no required parking - unlike every other new development downtown. Seriously??? If we want to work towards a city with less corruption, then this project deserves to be scrutinized.

I had a baby in February and used Spring OBGYN and NYU hospital. I was very happy with both. Like someone said previously NYU is not that pretty to look at and very busy, but the staff was really good and I didn't have an issue with overcrowding. I wanted to give NJ Medical a shot since it is so close to my house and tried to do a tour, but the midwife there who was going to show me around never returned my calls after I showed up one day and she was busy. I just got a very bad vibe from the place.

I went here the weekend they opened for dinner and while I thought the food was quite good, it did seem a bit overpriced. However, I just noticed (after reading a recent post and going on their website), that they have significantly reduced their prices since they opened. I think this is a great move and I will definitely be back much more often with this new pricing. Just thought I should point this out for those who haven't been back in a while.

Thanks everyone for the advice. We have decided not to rent it. I hadn't even thought about flooding and critters issues. I don't think ground floor is for me.

I am thinking of renting a ground floor apt on Jersey Ave near Hamilton Park. The thing is that it has no alarm and no bars on windows/french doors. I thought most of the places around there have bars on ground floor and security systems. Do you think this is necessary? Should we insist on some security measures before renting the place? Thanks!
