You posted the most expensive infill house - a sample of 1 - in your initial example. I was surprised to find only the one house for rent around $10k. I look off and on and usually see one or more in the $11k-$14k range (Dixon). Maybe the rental market is retreating. I don't follow it anywhere close enough to really say.

The multiple $0.99 stores are slowly replaced with the likes of Dulce de Leche bakery coffee shop.
I am hoping for Turning Point opening up a place here. Going to the one in Hoboken is a bitch.

Your new neighbor buys a Lexus and parks it in the middle of a double-spot to prevent the bumpers from getting the slightest scratch. (I've already got one of those...the neighbor I mean)

You see window bars on the curb for pickup! (Today) That funny smell from next door is the neighbor's industrial sized smoker.

... the rundown bar down the street, that used to have the alcoholics stumbling out of at noon time, is renovated into a hipster bar with live music.
Now if the tear-downs would stop being replaced with Bayonne boxes.
