Cant wait for this Dixon era to come to an end. Never healthy to have one institution own such a large share and concentration of properties in one area.

Cutting your dividend to 1% from 5% spells significant issues at the investor/master fund level. As that fund winds down or massive redemptions, the forced liquidation of their assets in downtown JC will be interesting to watch. As a resident, what you don't want is them making the market and having a massive downfall where they have to sell a significant amount of their properties in a short amount of time.

Either way, not healthy for the market. They have ability to control and move market on way up and same could be said for the way down.

This is a great step in the right direction. These are fleet vehicles that have a very rigid and defined scheduled use which easily allows for EV ownership.

For individuals in JC (and elsewhere for the matter), owning an EV is nearly impossible. There is not enough of a charging infrastructure that would make it feasible for the average car owner. California is a classic example. Has massive demand and still cannot build the charging network to meet it. I'm all for EV's, but we are a far ways away from making it accessible, easy and range anxiety free.

What is a total no-brainer for all cars and this is the direction things are going, is the mass implementation of hybrid motors by car makers. This allows for zero charging, no range anxiety and heavily reduces emissions. 90% of people driving a modern hybrid would have no clue about the difference from a driving and more important, ownership experience.

Summary.....buy a Hybrid. Once there are local charging stations readily available and you don't need to travel long distances, by and EV.

Yea you should always get water. Top floor will take longest to bleed since furthest from the boiler. Sounds like two things, first could be you just need a thorough bleed to get all the air out and that can take a while OR you dont have enough pressure. One boiler for multiple floors could be a big issue depending on the size of the equipment.

Best bet would be to bleed the units from the boiler itself. Just did this myself earlier in winter. Attach a hose to boiler and just have some place for the water to go (it will be warm). Once you get all the air out of the house at the boiler, you are all set. There is a pressure valve that depending on your unit, may need to be replaced, not giving enough pressure to send to all the radiators.

Jersey might have strict guns laws, but this country as a whole has the weakest gun laws of any first world country. I'll let you in on a little secret... we don't have import export regulations between states. Guns cross state lines like water going down a stream from one property to another. No local regulations will ever end gun violence in this country.

Until this country gets Federally mandated gun control, in place for years, we won't see a reduction in gun violence. My guess, unfortunately, that will never happen due to the obstinance of conservatives.


What makes you think Federally mandated gun control will solve the problem - criminals are criminals - they don't care if they break a state law or Federal law. How about values, a father that is present when raising children, etc.? You'd be surprised how much that would control illegal gun use.

Democrats and liberals ignore the REAL issues in their party/this country - they're afraid to face and tell the truth.


Values and fathers being present with their children. Bold statement to make that is full of complexity which I'm sure you hardly understand. If you'd like to get a first person account of broken families, poverty and crime, start reading about how other people live before casting your magic "i know how to solve it" wand.

Good place to start is a Best Selling book written by JD Vance, Hillbilly Elegy.

Personal Finances, the stock market, real estate, etc. We talk about the above all the time. Especially here in Jersey City with a crazy real estate market, high taxes, often over looked is a discussion on what people do with their own personal finances.

I put together a survey (2 mins) for a paper I am working on and I'd be very curious to hear what my neighbors think on the topic. If you would be so kind to take the 6 question survey, I'd greatly appreciate it!

Building is very ugly looking...it will be first of several projects on that stretch of Marin to be redeveloped. Firehouse will be gone in a few years, there are talks of extending 7th street out to Marin which has its own issues. Only thing staying is the Robert Clemente baseball field.

As for the price of a studio...who knows. There will be lots of inventory coming online in the next few months, that building is alone on its own in the area. One pro is that its a quick walk through the mall to Newport Path.

Just wish it wasnt A.) build by a Kushner and B.) wasnt so ugly.

the .com this is bizarre as well.

I think it is often overlooked and/or realized that you live in a CITY. If you want to get in your car, drive around with no traffic, stop in front of your favorite bakery with a parking spot for your car, leave the city.

Last house on there. Facing Van Vorst, on market for $3mm with a $41k tax bill (previously $16k). Who on earth is going to pony up for such a place?? The astronomical values of high end places like this one along with complete gut jobs on the market for $1mm downtown will have to be corrected down to realistic levels...fast.
