There hasn't been any update since 4/3. I guess that's it. The map is complete!

No, I's say the Heights are fine, at least according to my assessments. By one, a property successfully appealed in 2015 has not just risen, but "risen" relative to the city by 20% in just that time.

I have to ask: have you ever actually stepped foot in BL? Because if you have done so recently, you should have noticed all the young professionals living in the area, the nice cars parked on some streets, along with new developments, some of them of substantial size.

Ha! Touch?! I feel the same.

Careful, though...I grew up in Texas (though to be fair, I?ve been up here for about 15 years, and myself and my siblings were born in the Tri-State area, and my parents grew up blocks away from each other in The Bronx!)...it?s not their fault they were born in Iowa or Ohio or wherever. We all bring something to the party, right?

Greenville is doing better than you think.. we are actually trying to slow down the gentrification. No one wants to live in swamp of peeps from the midwest. No Thanks!

It is a very sobering visualization of the reval data and results. Anyone who continues to deny that DTJC benefitted from years (or, decades) of under-assessments on the backs of less privileged people would be hard pressed to (logically) hold that view after looking at this map.

It's simple, since they were correctly valued at construction only 4 years ago, they were not undervalued, and when the rest of DT pays it's fair share they see a drop like everyone else. The properties undervalued are generally >20 years old, before DT really took off.

Well, exept for that whole "move the election to increase turnout" thing. I can't remember the numbers, but didn't turnout go down slightly in this last November election?
It was to increase turnout but also to reduce expenses to the city by having one election instead of two.

Anyway, I just looked and turnout in 2013 was 39,639, and in 2017 was 39,099. So yeah a slight change. But 2013 was a big year with Healy vs Fulop. This year it was pretty much guaranteed Fulop was going to win so it wasn't as big of an election.

My previous home on Fairmount Ave got about a $2k decrease. The guy that bought the place must be smiling.

The Google Map is updated with "Proposed Assessments as of March 6th (xlsx file)". Looks like we got 3-4k new data for JSQ Heights and Port Liberte (south of liberty state park)

I've been saying the land thing is going to explode. You can't have land >60% of value and then have it inconsistently valued. I believe they left it off the spreadsheet deliberately for this reason.

The proposed second reval could be a way to save face if the land value thing turns into a disaster. I still think a second reval a year from now could play out bad for DTJC. Unless, of course, they predetermine the end result. Not a crazy thought given our sordid history in JC.

I made a generalization based on a 1/2 doz clicks, seeing taxes of $2k was a bit startling. Do you think the valuation of $750k is inaccurate? If so, bring comps and pics, and do the appeal. It does sound high, but it's hard to keep up with these crazy markets.

The thing to remember about this whole issue is this: If you get assessed high you can appeal based on the facts. If your neighbor is underassessed and paying 1/2 the official effective rate, there's nothing you can do. That's why we needed the reval.

If you click on the up arrows, many of them were paying $2-4k, some were even under $2k.

Mikey, it looked to me like it was some properties assessed more recently than 88, like gut rehabs.

Even though the data released is still incomplete, it's quite obvious that downtown property tax will all go up, Bergen-Lafayette mostly go down, journal square is kind of half half.

I'm in Journal Square and almost all of the condo buildings by me got huge increases while the two and three family homes got decreases, just for context. I don't think the appraisers are valuing fairly when a two bedroom condo next door to a three family home with yard and parking spaces will have the same proposed taxes... The second would easily sell for more than double on the open market now... Is it due to the lack of sales bc these homes are so desirable that is messing up the assessments in JSQ, little India, and by 78?

Everyone should save this link and hopefully it will be updated so one can eventually see the entire city tax picture.

It is an amazing piece of work.

Great Map. I was surprised that both Little India and those houses just west of the turnpike (downtown) both have such big decreases - since houses in both areas have really gone up in price these last few years.

It's not about up or down, just the relative rise. I read all of JC rose 25% last year, so it's likely DT is the high side of that average. But even if it were uniform, DT had such a head start.
