whoo boy $15k in rent that's no slim pickings. I assume you missed a decimal point.

This is my first time dealing with eviction so I'm trying to learn as much as possible about it now. They will end up owing a few thousand, which if it ends up taking half a day or a full day in court could be worth it to me. Really depends on how much effort it is, but a part of me wants to go through the process anyway to learn for the future.



I think you'll find it's not worth the effort for a few thousand. But if you have the time and want to see the process through, go for it. You have the right attitude if, as you indicate, you're more interested in learning about the process/procedure. Just temper your expectations about justice being served and realize anything you actually collect is window dressing.

Yes I read the thread. None of this is a simple process and involves a fair amount of time and hassle. If it's 15k in back rent it's hardly worth it. If it's significantly more then perhaps. But you'll still have to go through the process of obtaining a judgment, executing on the judgment, etc. We don't know much info, but if a tenant skipped on rent for as long as the poster implied they may not have stable employment.

Do you have a money judgment or an order of eviction? Unless you have the former you aren't recouping any money. And even if you go through the hassle of obtaining a money judgment, good luck collecting on it from a deadbeat tenant.

I don't see where it was mentioned that he has a steam system. I assumed hot water boiler. For the MJ, an appropriate fudge factor is already built in. Upsizing from that is what typically results in an oversized heating plant.

Actually it's much more efficient to oversize your rads with an appropriately sized boiler, i.e. a boiler sized for your heat loss.

Lots of cement board products. I just happen to like Hardi on wood frame row houses -- I generally use smooth lap siding 6.25” (5” exposure), with 4/4 and 5/4 trim pieces. Case the windows with 3.5" side casing and 5.5" head casing, and it'll look fantastic. My sub charges about 6k-7k for a 20' wood frame row house, front and rear only.

Hardi is the cat's meow. Get the hardi without the fake cedar grain pattern and you can't tell the difference between painted cedar.

I wouldn't worry too much about asbestosis -- it'll rear its head, if at all, years from now. However, lead paint and asbestos are taken seriously by the EPA. Call the regional office and voice your concerns if so inclined. Otherwise, don't sweat it. Carcinogens abound in JC, your neighbors fibral discharge notwithstanding.

I'm pretty sure he was intending to throw up some vinyl siding, which in IMHO would be a travesty. Hardi or the like would would have been a reasonable aesthetic alternative to new cedar shake.

Landlords beware. If it's not stated in the lease it's not part of the deal. If the lease doesn't prohibit use of window acs and has no clause stating tenant will be charged for installation such a requirement cannot now read into the lease. Whether such a charge is "reasonable" is irrelevant.

You should always stick with insurers thst write business using standard ISO forms. Neither Geico nor Manufacturers do so. You won't be thinking about the premium dollars you saved when your claim is denied because of non-standard language in the coverage form.

Actually, you committed a crime by moving the vehicle. It is not your property, not may it be deemed "abandoned" in the absence of a court order. It's estate property. You can file a claim against the estate for the storage charges, but you can't touch the vehicle. Serious mistake.

If your insurer isn't paying it should have no discernible impact on your premium. You can always ask underwriting in advance.
