Tried bagster once and will never do it again for reasons you state. Pickup was "delayed" without notice and it sat outside for four weeks.....Then I got a charged a trip fee because they claimed they couldn't clear the "low lines" on the street.

JCIA is extremely overpriced. I would never use them. Pick up the dumpster and no-parking permits but use a private vendor.

$650 is ungodly expensive for a 20 yard C&D. I've got an account but pay about $350. It's more for concrete.

I've been using Cali Carting for years. Keep in mind that concrete cannot be placed in the same container as C&D. Concrete containers are 10 and 15yd only. Same goes with dirt, i.e, separate containers for dirt, concrete, and C&D.

No background check???? In any event, strongly rec you send the building owner and property manager a certified letter letting them know that you know Mr. Thrower's history. That should raise enough liability concerns to prompt their termination of his lease or further investigation as situation may warrant.

No longer an area of improvement, thus no 5 year pilot. Every time you file a permit for an improvement for a capital project you will be reassessed.

The way the redevelopment plan are drawn up for the area, Marin Blvd is a "boundary": development east of it can be high-rises but those immediately to the east of Marin must be limited to 10 stories (unless a variance is granted, as was the case for Oakman and ArtHouse) or the building must have a setback around the 10 story mark, which is why the Morgan structure goes up a few stories and then the rest is set back somewhat. West of Marin Blvd, building height is limited and supposed to go mesh with surrounding buildings. Most likely, you will see a 5-story building replace the one there already. Maybe they can get a variance for something slightly higher with some givebacks. But, you will not see a high rise.

[quote]

Correct, the redevelopment plan only allows for a 5-story structure. I guess the new owner was waiting for it to collapse so he could have it taken down on the City's dime.

I looked at this building with a potential buyer and my PE a few years back. It was a leaning tower then but fully occupied. If I recall correctly, this was one of two buildings sharing a common party wall. The owners of the buildings could not get their act together. In any event, at least then, the owner I met was a greedy bastard and the asking price was far too high for the project to make any sense given the height restrictions for the lot and the aforementioned issues with the party wall. Guess it never did sell after all.

If you click on the up arrows, many of them were paying $2-4k, some were even under $2k.

Mikey, it looked to me like it was some properties assessed more recently than 88, like gut rehabs.

I dunno--weve got a 17 wide three 3 fam investment that went from 7k to more than 12.

At the HCA meeting with Fulop and Solomon on Monday the 12th, it was mentioned that all value letters will be sent by February 19.

Perhaps Terrance McDonald can confirm this date?

You don't know me, but I'm pretty sure I know you.

Not all people who work in real estate are evil. Not all anonymous trolls are either. Anonymous smear campaigns should be met with extreme skepticism. Most of the people who post here do not even live here. I think government should be responsive, transparent and should strive to learn from its mistakes.

I don't disagree. Just putting out objective information. Voters can make their own decisions but shouldn't be deprived of a complete record.

Before: Peters, P.J., Lahtinen, Stein and McCarthy, JJ.
__________
Monica A. Duffy, Committee on Professional Standards,
Albany, for petitioner.
__________
Per Curiam.
Petitioner moves to suspend respondent attorneys, all of
whom were admitted to practice in this Department, on the ground that they have failed to file a registration statement in accordance with Judiciary Law § 468-a and the Rules of the Chief Administrator of the Courts (22 NYCRR) part 118.
The moving papers indicate that despite written notices
sent to them by the Office of Court Administration at their last
known address, respondents have failed to register.

Judiciary Law § 468-a (5) provides that noncompliance with the statute and rules regarding attorney registration "shall
constitute conduct prejudicial to the administration of justice
and shall be referred to the appropriate appellate division . . .
for disciplinary action." This Court has previously held that
failure to comply with the registration requirements is
professional misconduct warranting discipline (see e.g. Matter of Arms, 251 AD2d 743 [1998]; Matter of Ryan, 238 AD2d 713 [1997]; Matter of Farley, 205 AD2d 874 [1994]).
In view of respondents' continued failure to comply with
the attorney registration requirements of the Judiciary Law and
the Rules of the Chief Administrator of the Courts, petitioner's
motion is granted and the respondents listed on the schedule
attached hereto are suspended, effective 30 days from the date of this order, until further order of this Court (see Matter of Attorneys in Violation of Judiciary Law § 468-a, 65 AD3d 1447 [2009]).

Why don't you try calling the day? And if there's any doubt, her attorney registration still lists Dixon as her employer. All changes in employment must be reported to the Office of Court Administration within 30 days pursuant to OCA 118.1(f): "In the event of a change in the name of attorney, office addresses, home address, business telephone number, or e-mail address reported pursuant to subdivision (e) of this section, the attorney shall file an amended statement within 30 days of such change."

Why is her employer still listed as Dixon? Where do you think she works?

I don't think the paid endorsement is a big deal, but the way it was presented came across as patently pretextual, i.e., I took your money without bias but now that I've met you I think you are the best thing since sliced bread. Read the "endorsement" interview -- it rings hollow.

She is also a puppet for Dixon. For f***'s sake, if you call Dixon you'll be routed to her voicemail. No question that relationship perdures. Is that not more than enough to call into doubt her sincerity, motives, and qualifications for office, notwithstanding her press clippings?

If you call Dixon Management and ask for her you'll be routed to her voicemail. Her attorney registration still reflects her employment at Dixon. I don't think she "quit" her position in the sense she'd have you imagine it.
