I have to disagree. I think Williamsburg, DT BK and BK Heights and DTJC are more or less similar in terms of commute times, and all are experiencing new luxury development. From the various buildings I visited in DTJC, none were on the waterfront, and yet all commanded high rents because of finishes, amenities, etc. Saying DUMBO is the only BK neighborhood that is equivalent to DTJC is disingenuous. If anything, I think Williamsburg is more similar to DTJC in terms of demographics (past and present) and the mix of housing stock. In the end, 3bd apartments (at the time I looked at them) were in the same ballpark, or close enough, but I chose to stay here for many other reasons.

Check out this.

I am only surprised that people are surprised that DTJC is now almost on par with BK. Two years ago, when I started to look for a new apartment, everything I considered and looked at was more or less in the same price range (+/- $300) for new construction in Williamsburg, BK Heights, DTBK or DTJC.

It's not that the market or prices are out of control, it's simple supply and demand basics.

From what I see rents are up about 35% over the last 15 yrs. That's pretty good if you are a renter.

Ehhhhh, that's a pretty bad dataset. Moreso this is saying 07302/07310, based on a very limited volume of posts to apartmentlist.com, might be in the top median rents in the country.

..and if you have a car, GAME OVER for Brooklyn. Surprising how few here actually consider the significance of keeping car parking cost effective when thinking around rents. It was the driving factor for us in NYC vs. JC consideration.

Downtown rental prices in this past year have really shot up wildly more than during any other year.

about a year ago I was looking to upgrade to an improved 2br for under $1,600. Over the course of 3 weeks I found three. One had upgrades but was too small. None were terrible.


I didn't end up moving, but they exist but are few and far between.

It's definitely not an apples to apples comparison between DTJC and Brooklyn. And yes, you can find cheap places in either when you forego some luxuries and depending how old/what condition the space is. Also, places like Williamsburg will be more than Crowne Heights just like Paulus Hook is more than the Village.

I was able to find an apartment on the border of Bed-stuy and clinton hill that is a duplex, 1200 sqft, 2 bedroom, central air, washer/dryer, balcony, 1.5 bathrooms, dog friendly, and brand new construction with wood floors, and ss appliances for under 3K (i feel funny saying the exact rent, so i'll just say that).

While that isn't necessarily cheap, when i compared what that would get me in JC and what the neighborhood and surrounding areas had to offer, it was definitely more bang for my buck in Brooklyn because there is just so much more going on.

I always find the JC / Brooklyn comparisons interesting. Or moreso, DTJC vs Brooklyn.

Probably wiser to compare neighborhoods to neighborhoods as JC is a town/city in Hudson county and Brooklyn is a county/borough itself.

Perhaps taking DTJC vs BK Heights/Park Slope or a Williamsburg (I am no expert on Brooklyn) would make a bit more sense.

Brooklyn's population is what like 4 Million vs 250k+ here in JC?

I recently moved in the fall of 2015 after almost ten years at the same spot and have been in DTJC for 20+ years. Definitely noticed an increase in rent, but there were still some steals and good deals in DTJC that I doubt you would find in similar neighborhoods in BK or even Hoboken to a certain extent.

I'm a contractor, which means I know where every dump is in the tri state area and what time they close. Brooklyn has a great station way out in the netherlands that's open 24/7, which is incredible for tradesmen.

About 3 or 4 years ago I was waiting in line at the dump at about 5am and I see these party girls staggering down the street and into an apart across the street.
I always joked about it, but it finally happened. They're literally living at the dump.

Amazing.

Jersey City is less expensive than Brooklyn period. I was just chatting with a friend who lives in Bushwick and 4 or 5 peeps are sharing 2 bedroom apts because they are in the 3-4k range. Also there tons of folks who can't afford an apt at all and are living in RV's parked on the Bushwick streets which I thought was hilarious. I have 4 new neighbors only within the last year from Brooklyn and they said it was just not affordable and dirty.

After 10 years in DTJC in the same apartment, decided to make a switch. Looking at rentals in both DTJC and Brooklyn and was shocked to see that they were pretty comparable (and much more dog friendly in BK).

Sadly, while I love DTJC and always will, there just isn't enough going on downtown or surrounding neighborhoods for me to justify those prices. I ended up choosing Brooklyn because at least there's access to more restaurants, bars, shops, music, etc. If I'm going to pay the same price, i minus well have more. And yes, the size of the apartment and amenities are comparable. You used to get more home for your money in DTJC but that's not really the case anymore.

Also, while the subway isn't exactly a prize, the trains from JC are just becoming way too crowded and will just continue to get worse.

What site are you all looking on?! LOL Zillow is showing 26 active one bedroom/one bathroom listings for $2k or less. Also check out Mill Rocks and Element Flats (both brand new buildings) at the links I posted below. That should give you plenty of more affordable options downtown!

I don't think there is a great deal of vacancy in the "high end" buildings.
I just checked quickly on craigslist and the market for a one bedroom downtown
seems to start in the $2500 range and go up from there.

Maybe people realize that not being Brooklyn is a good thing - and worth paying a premium for.

- get over yourself, JC? More like get over yourself, ninagski. The JC RE market is hot. Even new construction outside of DTJC is commanding ever higher rents. That's what the market bears at the moment, which brings me to the next point:
- is the bottom going to drop out? No. Jersey City has sort of reached a tipping point as a desirable area where to live. The increase in rents being commanded are here to stay. We are particularly well positioned for those who don't mind a short commute to a high paying job, whether that's in finance or legal both downtown or midtown, or art and fashion in Midtown West or Chelsea. If I am renting and had to choose between a commute from Queens, Brooklyn, or JC, I'm choosing JC every time.
- tons of vacancy in new "luxury" buildings? Please point out a few. Or, even one. When I went looking for apartments, every single new construction luxury building was either fully leased, or had just a few units from which to choose. Most new buildings are being fully leased within a few months of opening.

As HOA fees, mortgage rates and taxes go up so do rental prices. If looking for a rental, research the lowest overheads to the landlord!
