Based on what I have seen of this developer in Hoboken, they appear to consistently buy up large areas of borderline areas and then build a bunch of loft style high end housing. But if you look around Cast Iron Lofts a bunch of adjacent tracts are now fenced off, presumably because they're bought up by these guys and will be part of that effort.


Looks like they will be offering a $15 shuttle late at night on the weekends as well for residents.

And they are planning buildings basically between 15th and 18th between Jersey and Coles.

I also previously read that there is some retail planned for Lackawanna, don't know who was behind it and have seen no activity.

My original post was about a condo I looked at on Grove between 14th and 15th, so it could be possible that that is where Honeycat lives. There are a few buildings there, and then what appear to be townhomes across from St. Lucy's. There are also a few buildings on 16th Street with apartments.

Honeycat- where was it confirmed that it will be a hotel by Burke's?

Frankly what scared me off from a nice, large condo at a good price on that block was Burke's and the homeless shelter. You're shielded from that more by 700.

IMO, that area has so much potential...walk to Newport, Hoboken, HP...so much shopping. If they got rid of Holland Gardens (and they are supposed to) it would make a real dent.

I live between Grove and 15th. yes the walk is 2 min to A&P, and I do the walk to the newport path everyday and its about 10-15 min.

I've lived on Grove St between the tunnel and hoboken for the past 3 years. It is very safe, I am a young female who works late as well and Ive been walking home back at late night just fine. I think the heights has more crime than this area. This area is more industrial and the streets are pretty empty at night.

There is definitely much development in this area with Cast Iron Lofts and the new hotel that will be built next to Burkes Bar. The hotel will have a restaurant on the first floor as well.

The A&P, BestBuy and Target is less than a 2 min walk. And a 10 min walk to the Newport Path Station. I bike to hoboken which is right down the block as well.

Do you have information in whose favor was the litigation concluded in Zephyr's case.

Also, anyone has any update on the litigation that 700 Grove Condo association brought against it's builders and insurers. Is there a date set for a judgement in that case.

I did end buying in that area...though closer to Hoboken, not by the projects.

The litigation against the developer at Zephyr is concluded.

700's garage should be done in the fall. Not sure if there are any assessments over there.

Marin is that area has not flooded in some time. Hoboken installed pumps.

I am very happy. Best of JC and Hoboken over there, IMO.

I don't think the flooding problem has been fixed since Marin Blvd between JC & Hoboken still floods during a moderate to heavy rain storm. I had heard that the parking garage floor rose temporarily because of the flooding from Sandy. I don't know how those buildings are managed but it seems like there are a large number of units for sale on Zillow, I don't think this is a good sign.

Yes, flooding is still an issue there. There were some structural issues from Sandy with 700 Grove's parking deck. Zephyr had some issues too and owners were hit with a pretty sizable HOA assessment at some point I heard.

Here's something very useful for anyone looking to move or buy property in JC these days, and who is worried about flooding.

FEMA's new Advisory Base Flood Elevation (ABFE) map for Jersey City. Also on their site is an interactive tool you can use to look up flood zone information for an individual property.

You may note from this that the Base Flood Elevation for much of downtown has been increased from about 9 ft to 12 ft in the 1% zone. That means they now expect a flood of 12 feet above sea level every 100 years, vs 9 ft., in "zone A." Looks like the official prospects for flooding in our entire area have now gotten slightly worse.

Marin Blvd, where it runs under the trains tracks, has flooded for years. I've lived/worked in the area for ~15 years, and any time there's a heavy rain, I know to avoid that intersection (Marin and Observer). I can't say how I'd expect that to have affected Zephyr, but I can certainly see how it could. For me, when I was looking to purchase (and I toured 700 Grove, not Zephyr), I couldn't really see why anyone would want to live right next to the train tracks. Aren't they noisy - both with the train traffic itself, plus the horns as they pull into the station?

Stay away from Zephyr loft. As everyone mentioned it's a major flood zone. I was going to buy there but found out there were major issues with the building. The condo association was in the process of suing the builder. Maintenance fees were ridiculously high. 700 Grove is a much better building but still a flood zone. I would check out right up the hill in the heights. Developers are about to break ground on a new building right on New York ave(behind supremo). Literally 2 minutes from the area you are looking. Probably won't be ready for a while but i see a lot happening in that immediate area of the heights.

Where is the gas pipeline going?

I did look in the Zephyr which is a really beautiful building but even scarier than the flood issue are the taxes and maintenance, together would be close to my mortgage payment.

Where I was looking was in a rowhouse at a condo on Grove. It is close to Burke's and the homeless shelter which I do find disconcerting.

Right now I'm renting in HP which I LOVE. If I could buy my place and re-do it I would. I'm there for over 2 years.

The pluses to me are that I can walk to Newport and Hoboken (which is what I really like about HP). The minus to me is the nearby project, Burke's, etc, versus IMO the inherent charm of HP. A potential very big plus is what some of you guys are pointing out- in the future that area is supposed to see more development. I think prices in HP will go up as well.

I'm a 27 y/o 5'11 guy never had any issues in HP or living in NYC prior to that. I'm looking to buy under 300k., unfortunately it seems like most places in JC in that range are a little further back in HP, which I think is safe just a longer walk to the PATH, Newport, and Hoboken.

I would only look downtown and Hoboken.

In leaving HP for VV, we thought about that area. Felt too isolated, unsafe to both a guy and a woman (both raised in big cities), and we worried about the flooding.

Over 100 residents of Downtown Jersey City highrise still homeless after Sandy flooding

Over 100 residents of a Downtown Jersey City residential highrise who were forced to evacuate after Hurricane Sandy hit the region on Oct. 29 are still unable to move back into their homes.

Zephyr Lofts, a condo complex located near the city?s border with Hoboken, suffered flooding in the basement garage that damaged its electrical and fire systems, and there?s no estimate on when the repairs will be complete, according to Rob Rosso, the highrise?s property manager.

?It?s driving us batty,? said Rosso.

About 400 residents of Zephyr and 700 Grove St. ? the adjacent highrises share a garage ? were forced to flee their homes two days after Sandy when city inspectors believed the unprecedented flooding could have resulted in structural damage.

Two engineering firms hired by the owners of Zephyr Lofts and 700 Grove St. concluded the foundation of the buildings is indeed stable, according to Rosso.

Zephyr residents get ?daily updates? on the status of repairs, Rosso said.

A longtime Zephyr resident who asked not to be identified said there?s never been flooding like this in the complex. The resident stayed with family immediately after the storm, but has since rented an apartment in Downtown Jersey City to be closer to work.

?It?s a little bit frustrating,? the resident said, adding the residents? insurance companies are denying claims because the companies contend their policies do not cover flooding.

The residents of 700 Grove St. ? developed by Toll Brothers ? were permitted to move back in last Saturday because that building?s electrical and fire systems are above ground, while Zephyr?s systems are in its basement.

Toll Brothers spokesman Todd Dumaresq said there is an ?ongoing? review of the complex by structural engineers.

?Toll Brothers has been actively involved in assisting in determining remedies and providing resources to get things back to normal as quickly as possible for the residents,? Dumaresq said.
