I am someone new to my building, but we are using Residential First. I have nothing bad to say, it appears to be working fine. But other residents did complain about a former management company called ARC. I hopes this helps.

Hi all,
Am looking to have a management company manage my rented unit. Interact directly with tenants and fix any leaks or issues they have. I've heard that RELB in Hoboken offer this but am exploring other options before I decide. Anyone with good/bad experiences with this and recommendations?

Just came here to say do *not* use RobinsOak Management. They were the management for the couple of years I lived in a place. All the people in our 8 apartment building were banding together to email the owner directly, which we did. Not sure it ever helps. They were non-responsive to most requests, and delayed in others. Most fixes they did were patches done by non-professionals.

I HIGHLY recommend Madison Management. Jane manages our building on Hamilton Park, 8 units. She is fantastic. I've worked 2 other management companies prior to her that were terrible. Jane is responsive and helpful and really knows the area and how JC works. She focuses on smaller buildings so you don't have to worry about being overlooked for the high income generating large buildings.

Try contacting Chris Ferrandino from 2Sixty Property Management. Chris managed a six-unit condo building we lived in (Hamilton Park area). I think he covers Hoboken as well as JC. While he managed our property he was very efficient and organized with the admin stuff (paying bills, collecting maintenance fees, etc.), but also always there when issues came up or repairs needed to be made. He regularly attended condo association meetings to stay involved, and was very responsive. For all that I thought his fee was very reasonable.

You do save a lot of $$ when you self manage. Assuming that option has been vetoed, I was very happy with RELB when I lived in a 15-unit Hoboken building.

What is the going rate per apartment for the cost of management? I know there are economies of scale but let's say on am 8- 12 unit building.
Just a ballpark figure will be fine.

My building's association is looking for a new management company do to the inadequacies of our current one. Does anyone have a recommendation for us?
At the moment we are looking at two options: 1. RELB in Hoboken. I've heard good and bad things about them. They are substantially more expensive than our current company, but I've heard they are attentive and do well with large projects. I did learn, however, that they tend to jack up the prices for materials bought for the building including light bulbs and garbage bags. Right now we are leaning towards them but would love some input. 2. D & M in Jersey City. I don't know much about them except that a nearby building recently selected them to manage their building. They seem legit, but I don't know much about them. To be clear, we are looking for a company that is efficient, attentive, transparent and relatively affordable. We will pay for good management if it means all other expenses will go down. Any info would be greatly appreciated as we are suffering with our current management company. Thanks in advance.

They are pricey. In this case you get what you pay for.
Hidden fees? I would say they are more marked up than "hidden." As long as someone in the association goes over the statement each month you should not run into a problem. Also, they charge a lot for snow removal. However, your association is NOT required to use them for snow removal or garbage service or anything else..... you can still choose your own vendors. RELB offers different service plans depending on what your associations' needs are. The history of the condo bldg I'm talking about is that it was self managed for 10 years. Then we tried Total Property Management ... but hated them. Then we switched to RELB about 5-6 years ago and have stuck with them ever since. They are *great* if you are doing some big projects on your building.

We used Buckley. Same story. Started out fine but quickly slacked off. We dropped them after just 9 months.
After trying 3 mgt. companies, our building went to self management. We have approximately 30 units and things run much better. We're also saving a ton of cash.

They in general start out well and then they soon disappear, like if it was on auto pilot. Same issues most all association have eg, no response, poor cleaning, no on site visits, no multiple bids, etc.. For the price they most all charge you would think one would get some service beside just collecting fees and paying bills(late sometimes). We are not Trump Towers, but at least give us good service.

Our board is looking for a new management company. I see someone posted another message regarding self manage. Our association 40 units, so we would never think of self mange. We have had in the past Delfono, Realty Link, and currently Buckly Management/CM3.

I recommend Norman Ostrow, Inc. in Journal Sqaure. They have been doing property management through out Hudson County and primarily in Jersey City for over 35 years.
