Just curious... does the part of 07302 that's north of 14th Street have a name?
It's an area that's been growing with such newer developments as 700 Grove, The Cliffs and Zephyr Lofts. Plus, it has such older apartment complexes as Holland Gardens within its borders. So I was wondering recently if the neighborhood has an historic name or if real estate agents were using a newly-created one for marketing purposes (like Holland North, Hoboken South, Newport West or whatever). I haven't been staying on top of it all, but I'm guessing there will be a lot more development up that way eventually.

To do this the state has given large sums of money each year to about 30 school districts so that they spend as much per student as the richest districts. State control of some of those districts (Jersey City,, Newark, Paterson) is a separate issue.

sure they may be more development, and the buildings may be nice... but they're still on train tracks... the place they are building at the 9th street light rail in hoboken... Metrostop... it looks really nice, but it is ON TOP OF the tracks. and every 5 minutes, the bells go off for the train, and most times, the trains blow their horns...
how could people possibly live with that kind of noise? i don't care how thick/double paned their windows are going to be... they can still hear the trains...

I've heard funny stories about people trying to get deliveries from Hoboken Chinese restaurants or pizzerias only to be told they don't deliver to Jersey City, much like in the aforementioned Seinfeld episode. 700 and Zephyr are probably closer than some of the Hoboken buildings these restaurants actually do deliver to.

It may be no man's land right now, but in the not too distant future I think you'll see some big changes around there. The poor bastards who bought at 700 Grove are really trapped between the tracks and the hard place.
What a miserable location, in the no-man land, overlooking NJ Transit railyard and the tracks. Toll Bros must be laughing all the way; they managed to sell before the bottom fell out of the market. Hope some flippers were caught with their pants down.

Those buildings are right on the Hoboken/JC border, but they definitely have Jersey City addresses. There is a Hoboken Fire station across the street, but when the fire alarms go off in either building JCFD answers the call.

BTW GP, the area where 700 Grove and Zephyr Lofts are is on the Hoboken (north) side of the Holland Tunnel, not the south side.

There's an area on the right side of the tracks I like to call Almost Hoboken or A-Ho for short. You've probably seen the buildings. Zephyr Lofts and 700 Grove St are the flagship properties. For all purposes this is Hoboken. The poor residents feel like they're part of the Hoboken community but have to explain A-Ho is really Jersey City. Probably like Seinfeld's Elaine in the episode where she has a new (646) phone number but no one believes it's a Manhattan number. Hoboken should annex this little parcel of land. "Great views can be had in the A-Ho section," Murray writes, "but you had better like trains." He says there are 27 condos available in A-Ho. We're not sure if the people who live there are going to like that nickname.
