My 1880s row house in Bergen-Lafayette, which I bought for $142,00 in 2004, just appraised for $270,000. I was quite astonished it appraised so high. I am seeing more and more educated, young professionals moving in BL creating the demand. If only Whitlock Cordage would resurrect.

I am waiting for things to happen here. I have owned 2 properties for over 10 years. I had a 2 family on Belmont between Monticello & Summit that I sold after 10 years. I just could not ever get good tenants in there. Rent was reasonable too.
I have a 3 family on Pine off of Communipaw. I gut-renovated the house in 2003 and since then a bunch of new house have been built. Tenancy has been better but the area seems stagnant to me, even with all of the development going on. I was under the impression that the Foundry would have retail but was wrong. The zoning is out-of-whack. The spot next to NuBar should have been mixed use but instead yet another 2 family goes up on a commercial artery. I am in the area a lot and always feel safe. People are friendly. Area needs more services, restaurants and bars, IMHO. So much empty space so close and accessible to DTJC, NYC, Hoboken and Newark. It will be interesting to see what the future holds.

The developer of the parcel on Suydam, off Communipaw, near the Liberty State Park Light Rail stop spoke tonight at the Morris Canal Conservancy meeting.
It will be a total tear down and rebuild, and the parking lot will disappear. For the proposed 83 units 40 indoor parking spots are going to be available. Apparently the builder, in this zoned area, has no obligation to provide any onsite parking. The drawings look quite nice, with a bit of a historic warehouse appearance. It will be a mix of 1, 2, and 3 bedroom rentals, with 1 br rents starting at $1500. He said 30% will be 2brs. No mention of parking fees was brought up, or amenities. No retail on site, which isn't surprising given it's at the end of a dead end street. That's all I can recall. If the planning board approves demolition will proceed in September and he hopes to open for rental in December 2015.

Yes, renters pay $90 at the Foundry if they want an unassigned spot. And for the Suydam location, they do have a sizable parking lot adjacent to the building that could easily be repaved and restriped to accommodate 80 (or more) cars.

Just to clarify on the parking at The Foundry and the LSP Park & Ride lot: as Monroe points out, the owners get a dedicated spot. As for renters, they get a free spot, but not a dedicated (i.e., numbered) spot. I don't know of any renters paying to park on the lot, but maybe they are now charging newer arrivals, since parking is probably maxed out.
As for the LSP Park and Ride, it is only $57.50 per month, so essentially a steal. The trick to LSP is to stop at any of the ticket machines on the 20th before the beginning of the month. That's when parking passes go on sale. Also, if a machine tells you it is out of parking passes, try a different one. It has happened to me twice that a machine may be out of them, but the other ones still have passes for sale. As for the people who think they may be "affected" because of more development, I am sure it can all (or, almost all of it) be boiled down to parking. Because, honestly, how is new development in our area going to be detrimental to the neighborhood?? No one is entitled to free parking. Park at the LSP Park and Ride lot. Or, drive around to find a spot. Either way, I think this new development is great news and (hopefully) a harbinger that the area's development and improvement is back on track.

For those that live in the Foundry, do most of the residents there have cars? Just curious if they primarily take mass transit since the new building would prob be targeting a similar demographic.

amp, I'd suggest contacting the Morris Canal Development group, it was said last night that a representative of the developer would be attending the next meeting to discuss the project. You'd be able to get a direct answer that way.

As someone who lives on the block, I do have some concerns. 80+ units more than triples the number of residences on a short one-block dead-end street. And as we are at the very end of Communipaw, there isn't much immediate spillover in terms of parking, etc. I'm not anti-development but am very much concerned about how this will impact current residents.

A bit of BeLa news that I heard last night-the warehouse on Suydam, off Communipaw, that had a 2 alarm fire last year has been purchased and the developer wants to build over 80 apartments (although I didn't hear if the building was being repurposed or replaced). In any case, that's good for the neighborhood.

I don't think it's the same one you're thinking of. This is a row house on Astor Pl so they're all the same size. That being said, it's a 3-story townhouse (not made of brownstone) that does have a kitchen on the first floor right as you walk in. Just curious if any of the neighbors on this thread know anything about the house in terms of resale. There appears to be mold in the basement, and the rehab/redo isn't yet completed (it's got about 5% left unfinished).

Lived here for the past 3 years and and really love our neighborhood. We also looked further down in BeLa because of the light rail but decided on Astor for the architectural and historical factor. Bergen Hill is listed in the New Jersey and National Registers of Historical Places (link below pg5) and it is one of the 5 historic Jersey City districts which includes Hamilton Park, Harsimus Cove, Paulus Hook and Van Vorst Park, but really hasn't received much press about it. There is also a book/designation report I purchased before buying with pics and descriptions of every home and the history dating back to the 1700's. Attaching a link to that as well since I'm pretty sure there will be some that will argue the validity of my post.

Astor Place is nice, but that is certainly not South of Communipaw, so it never occurred to me to suggest that area. I have been familiar with the area going back about 5 or 6 years. Back then, you could tell it was starting to turn a corner. Several burned out rowhouses were being gut renovated. I got to poke my head inside of one and I was very impressed with the work being done. Despite its area, it looks rather quiet. One downside I can see: traffic from Summit into Grand and Communipaw is heavy at times, and the surrounding roads are nothing short of atrocious. Potholes everywhere, and whatever surfaces are free of potholes, are very, very uneven.
The Library Hall Lofts should have anchored a neighborhood revival, but the economy tanked and that area has languished a bit.
