Has anyone had any recent good experiences with a landscaper other than A Small Green Space? Looking for back yard leveling, drainage install, stump removal, plantings, paver patio, new fencing...

Just FYI - 71 Astor was not renovated by the same developers as 13 and 75. It was renovated and sold by New Jersey Community Capital.

Hi JCTexan, my husband and I are in contract to purchase a home on Astor Place. We are moving from a condo on the Hoboken/JC border. We have been pleased and encouraged by the responses to our questions from those who live on the street, and look forward to joining the neighborhood. Can folks who live on and around Astor Place comment on living in the neighborhood? We are contemplating a purchase in the future.

The last threads on this list are from 2010. Wondering if and how things may have changed. Is the are fairly safe? Is there a strong sense of community, is the neighborhood association strong? How hard is it to find street parking on a daily basis? How is the commute to NYC?

Thanks for the feedback. We weren't considering the area at all but stumbled upon a great condo at a great price. We fully understand why the price is low. Just trying to decide if its worth it.
