I think you COULD get a nice big one bedroom at Newport for $1500 in one of the older buildings if you pushed but then you'd have to cough up almost $200 more for parking.
So anything that comes WITH parking is a nice plus...assuming you have a car.

The nicest thing about Newport is to lock your apartment door and be on the PATH platform in 9 minutes without rushing. The gardens are quite beautiful and elephant plaza in front of the Shore buildings is getting festive.

I think Newport is the safest area in all of Jersey City...perhaps even Hudson County.

But with that concentration of people you have a LOT of barking dogs and blaring car alarms...and endless building. But it's out of the flow of any major streets so traffic noise is minimal (unless you have one of the few apartments facing Washington Boulevard.)

I looked at nearly a dozen places along the waterfront (but didn't go as far north as Newport...I wanted to stay within walking distance of the Exchange Place PATH) and everything was between $1900 and $2100 for a 1 br with a parking spot.

You're making it sound like this is untrue; if so, show me otherwise.

I just rented a 1 br in the Mandalay. After an extensive search of apartments and condos in the area, I felt pretty comfortable that something on the waterfront, with a parking space, was going to run me around $2000. Not sure what the 2 br are going for in the Mandalay, but I wouldn't be surprised to learn that it is $3000 or more.

If you want a great bagel, get to Morton Williams while they're still warm in the morning.

Trouble is sometimes you need a TV or a Lazy-Boy...or clothing or a bank, a movie...or a job.

Yes, it's in fasion to bash malls...but then the same people who DO wind up driving 20 miles to ANOTHER MALL! (But they try to keep it quiet and avoid driving past all their neighbors in the falafel joint.)

Good comparison on the time consuming elevator ride. Better off using that time to trek over to the PATH. Also it's as if you were living in an institution at the Newport Tenement Apartments, lots of your "neighbors" are renting out to short term tenants so it would be hard to keep track of who you are rubbing elbows with on a day to day basis. After a while it will feel like you are living in a hotel.

Hamilton park to Grove St PATH is actually just a 9 minute walk. Just saying since it was mentioned a couple times as a Newport advantage. Them elevators is sloooow.

Remember too that the highest prices in NYC are commanded by PRE WAR buildings. "New" often means cheap junk! It certainly does at Newport!

And you don't have to move too far inland either. Newport consists of several layers of buildings with those perched high above the Waterfront walkway priced MUCH higher than those that get to LOOK at the back of this building, Duane Reade, a parking garage, or a pile of dumpsters.

If by 2 bedroom apartments you mean "convertible twos" you CAN pay $3000 but you can also pay less than $2000 without leaving the convenience of Newport.


It's still pricey and all goes into the landlord's pocket, I agree.

I don't know how nice the building is, but 3000 seems near the upper end of prices for 2br's. 70 greene 2br's start around 3500, I saw a listing for a sugarhouse condo 2br for 3100. But you can also get a 2br at the pier, mandalay or portofino for 2400-2700...

Newport has advantages. I lock my door and in 9 minutes I am on the PATH plaform. I am equidistant and 15 minutes away from the A&P and ShopRite and much closer to Morton Williams. My gym is a couple hundred feet away or less. The gardens are kept immaculate and the place is the safest place in Jersey City.

Minuses are that it's a sterile environment, there has been endless noisy construction and the demographic has gone from interestingly mixed to East Asian ghetto which is less interesting. There are FAR too many dogs yapping and befouling the place and the population tends to be transient imported visa workers. Inefficient electrical heating in non-insulated buildings is both uncomfortable and hideously expensive but hot water comes free,

The trim and appliances are the cheapest the landlord can provide without provoking howls of laughter.

Roaches are rare and the plumbing is new. The dorrmen are what poorly managed doormen are...it's not the Ritz Carleton.

The rent is what the rent is and what is being sold are doorman bulildings atop the PATH station. People will pay or not pay deppending on whether they heel they're getting their money's worth.

Newport has some nice things going for it. Proximity to the PATH (is it 9 minutes from Newport to Christopher street on a weekday?), great views, and so safe it's boring feeling.

I certainly won't resign my lease, mostly because it feels so divorced from the surrounding community. There are only 3 businesses in Newport that I patronize with any frequency. Babo is nice for bubble tea, Komegashi is good on occasion but pretty expensive, and the Indian food trucks are good and cheap, but after that, you need to walk at least 20 minutes to get to anything else worth going to.

If they bulldozed the mall and had neighborhoody small businesses like Ibby's Falafel, Wonder bagel and a non-trivial amount open/green space, I'd be much, much happier living there.

Newport is always more expensive. I'm not sure why because I don't think the buildings are so great. Try Paulus Hook or Grove street area.

I called Bentley today and they wanted $185,000 for their entry level model...in this market? I hung up and called a chevy dealer and got a great deal on a lumina for under $16,000 !

I havent been in the green building at newport towers but downtown luxury 2 brs by the waterfront do go for the high 2000 range low 3000 in this market. If you want a crappy 2 br with no upgrades, gym etc in a lesser location i'm sure you can find something that suits you.

If you can afford it then it is indeed reasonable. Would Donald Trump pay 5 times the amount for the Wall Street Journal just because he can afford it ?? you seem to have the comprehension of a newborn puppy. We are not discussing whether $3000 for rent is expensive or not. You are complaining about price gouging and expressed outrage on the unfair price specifically for newport, when infact that is the market rate.

2br $3000 rent is outrageous for example in arkansas but very reasonable in manhattan, and in this case newport.

Newport actually became much cheaper this year. I have a friend whose rent for a 1 BR was $2300 last year, and got a $300/month discount when he asked, and then another $50/month discount when he pressed again.
