I spoke with a friend who lives in Grove Pointe and has a clear view of the roof, and they said that the rooftop is being stripped and sprayed with something. More than half of the roof is currently stripped, and about 15 people in masks and cleanup suits are continuing to remove the top layer of the roof.

I'm not sure if they got the approvals yet for the project but I'm sure they are taking down parts of the building before it falls down and kills someone. The water tower on the top has been swaying for months now every time it's windy or raining.

Construction is officially taking place at the old Manischewitz matzoh factory. I walked past earlier, and there is a large construction crew ripping off the roof.

There are already plenty of "higher income "families in JC. My problem is that it is damn frustrating not to have amenities HERE. It's a pain to always have to go outside my community to fulfill my basic needs. Some of us can not exist on processed foods. I need a place to buy various organic foods. I'd also like better quality restaurants.
Do we really need more residential housing which will bring more people to a place where the current conditions aren't sufficient for the present population? I think the city is letting us down and victimizing us. It's very disheartening.

#1 - Whole Foods will NEVER come to Jersey City. EVER. We are in too close of a proximity to Tribeca's Whole Foods, thus they offer us a $15 delivery charge as our consolation prize. However, there may still be a chance for us to get a Trader Joe's. #2 - "Higher income residents" will choose NYC over Jersey City any day of the week (unless of course you bought into the whole "Jersey City is up and coming" lie) #3 - You don't need to make six figures a year to be able to afford a decent meal. Good taste transcends all income levels! Just because most people in Jersey City accept mediocrity, doesn't mean I'm willing to as well.

Owlie - While you are correct on your views remember the sitting city council we unfortunately have is in no way shape or form forward thinking. A number of the current city council members did a complete 360 in just one year on the height density issue in the PAD. Lets not forget in 2004 they unanimously voted (with vigor) on the original PAD Redevelopment Plan. Then, just a year later, many of them became turncoats.
In case you forgot it was video taped and can be found on Dan Levin's web-site http://onejerseycity.org/?p=20 You think the PATH train is bad now? This 3 building 950 unit beast will obviously yield a huge amount of new PATH train commuters each morning. Plan on leaving an extra 30 minutes early each morning. Remember to see who changed their minds on this issue come November 8th. owlie wrote: Toll Brothers developments are very much like Walmart. Seagull is correct. There are no great restaurants in JC. They are mediocre at best.
( I will continue to say that we don't need more residents; what we need is a way better grocery store like Whole Foods or/and Trader Joe's)

I'd much rather my neighborhood look like a "rat's hole" than have it crawling with people and cars. One of the many reasons I like my neighborhood is because it is quiet and peaceful. Neighbors look out for one another. It's a good little community. This is just another travesty to add to JC's list of shame.

I think Toll will be cheating the community as well as the community if it didn't build the public amenities. I think Toll's Williamsburg facility is great because NYC forced them to provide the amenities.
Everytime I walk by the Goldman Sachs building, I get mad because instead of building a winter garden, they built a garage. Just shows you how short-sighted Jersey City officials are.

I wonder how many years of construction this project will produce? Three 30 story buildings, what do you think? How many years do you think until completion?

I dont even mind the height and density, but it seems like they are getting away with not having to provide any units for affordable housing and will probably skate on having to build any plaza or anything nice for the community in return for being allowed to cheat zoning laws. Thats whats really upsetting about this project.

You are correct as to the owner of 111 First which was demolished by Lloyd Goldman. To read the most comprehensive site detailing what happened at 111 First, read artist William Rodwell's excellent chronology at: http://www.111first.com/home.cfm

I would be surprised to see Toll Brothers building anything in the PAD any time soon. They still have not recovered from the disaster they started in Hoboken aka Maxwell Place. All they have to do is look around at the hundreds of unsold luxury units within a few blocks of that site, Trump, Crystal Point, 77 Hudson. Another 950 units would be insane!! My guess is at least 5 years off when the powerhouse is redeveloped.

They should let Toll Brothers develop the Metro Plaza Block. They should also re-open Provost and Warren Street to 6th street. That will create more foot traffic thru the PAD which will eventually lead to more developers interested in the Rehabilitation of the old warehouses.
