It is one of my favorite properties in DTJC, that and the brick townhouse around the corner on Mercer/Paulimer Place, the south side of street with the glass enclosed porch off the side of the townhouse with the ornate iron work. Beautiful property.

Chris- How's business? Do you still have that listing on Jersey just north of Newark Ave?

I doubt there are two multi-million dollar houses in JC with private elevators in them for sale, so I'm pretty sure they've been trying to sell this place for years.

This is like those people who dump tons of money om their cars but when they go to sell them they find out that the car is worth the same or even less than what it was worth originally. Personally if I had that much money right now I would move as faraway from Jersey City as could.

I was in there once during one of the past studio tours. Its a very unique space, the stairways were a little awkward, but I liked that someone had the balls to make the space truly their own. But I wonder why are they selling? Why go through all that work if it wasn't where you wanted to spend most of your life there?

Wow, the stars just really aren't aligned for a sale on this one. Talk about the wrong pricing in the wrong market. This house also breaks the first rule of home upgrading: If this isn't the house you'll spend the rest of your life in, don't spend a ton of money on extras that other people may not find appealing. It pays to invest in upgrading a kitchen or adding a bathroom, but not all the stuff that's been added on here. Gaudi-inspired details? Waterfalls? Private elevator? And is that swimming pool on the roof? I saw that and my first thought was "pain-in-the-ass maintenance - what if the pool starts leaking?" This is one classic case of a disconnect between what a owner THINKS a home is worth and what potential buyers are WILLING to pay. I'm sort of on-and-off shopping for a new home myself (OK, well below that price range), and my sense is that potential buyers - even those with a lot of money - are looking for value, not frills, given the current state of things. I'd be ecstatic simply to find something with well-insulated walls and windows, a roof that doesn't leak and plumbing that's in good shape. Throw in central AC, a washer/dryer and decent closet space and I'm ready to go into contract.

I went and checked out the house, I can't see how you have a nice view of New York. The area is crappy and is too busy. If I am going to spend that much money on something I would like alittle piece and quiet. It sits right in the middle of everything, next to a busy firehouse, ambulances up and down Newark Ave all day and night. Not to mention not too far from a seedy looking bar.

As outrageous as the 4.6 M price is, it pales in comparison to the guy a few blocks away on 1st and Brunswick who put his 10,000 sf place on the market a year or so ago for 8.7 M.

someone with millions to blow on a bad investment has much MORE money to blow, hence, no use for the surrounding JC commodities.

I would normally avoid making a mass socio-economic generalization, but if you spend over $4 million on your home, chances are you don't shop vintage or eat at Abbey's or play trivia at The Lamp Post.

The space itself and it's price tag is completely inappropriate for the neighborhood it's in.

Cafe Nia,
Abbey's Hookah Bar,
Pecoraro's Bakery,
The Junk Shop (3rd & Newark - Sometimes a Flea Market)

yeah, Newark Ave........hurtin'.

but i guess for some rich person looking for a place to live, off beat, outside of NYC.......nahhh, it still doesn't make sense. for that kind of money, you could find a beautiful place in some quiet neighborhood of manhattan, and have less of a chance of getting stabbed.

The virtual tour video is way better for peeking around...only to reveal a sort of funky (and by "funky" I mean "yucky") design style and a shitty view.

So... I don't get what the selling real estate agent is trying to do, why list something with such a ridiculous price?

It's in kind of an "industrial" part of town, no? I mean I live in Journal Sq., so I've got my own problems issues, but I’m not right next to a gas station.

The building with the Polish crest is White Eagle Hall. It is an old gymnaisum, social hall, community gathering place that was once affiliated with St. Anthony of Padua Church. For many years it was the practice gym for St. Anthony's Friars basketball team. It has been abandoned for a number of years and seems to be in a bit of a sorry state. The Archdiocese of Newark is selling it for 1.55 million.

Wow...right on Newark Avenue and 3 steps up so somebody would have to stand on their toes to peek in... and UNDER 5 million bucks. What a DEAL!
And only STEPS away from the 99 CENT DREAM store and a couple bodegas. I almost forgot all the serene quiet of that Newark Avenue frontage, like living in Short Hills.

Life doesn't get better than that!

The pics they have posted are terrible. For people in that segment of the market , my guess is they'd want to see the massive bedroom & bathroom, the kitchen, the pool, the view. Instead they put up a picture of 1) a bed, 2) the front door 3) a staircase and 4) a dining room table and 5) and a view.
