I don't have a dog in that fight, but I'd imagine you design for the times you're in. I do like the Newport sand beach. Right now there is a ton of development with no attention being paid to infrastructure, PATH improvements, etc, so isn't it deja vue all over again now?

I'm thinking more of site design than building design, which incurs little additional cost for vast improvement. From an urban design perspective, they generally qualify for the "what not to do" images in a college textbook. It's all permitted, however, because when Newport land was a rail yard and downtown was a ghetto, LeFrak bought the land and was willing to develop it only on their own terms. Those terms may have been acceptable at the time, but in hindsight they are problematic.

I'm not a structural/building engineer, so I have no idea if what you 'claim' is true or not. In any case, it sounds like you want stricter building codes rather than tighter code enforcement.

The buildings are being built to code, but just barely, and once the warranty honeymoon is over, these 'buildings' will require a HUGE financial input by owners and investors to just get their money back when they sell ... maintenance is the booming business in JC and just watch how those HOA fees will sky rocket!

Their mentality is 1970s. While they are now starting to bring on some more tasteful architects, they should probably not be trusted with anything more aesthetic or inviting than...a big blank wall.

even some republicans i know admit that it can take 5-8 years for any increased infrastructure plans to come to fruition.....2-4 years before shovels hit the ground.

There is already a high demand for construction services. It?s a contractor?s market, and the institutions my colleagues and I work with are painfully aware of it.

A LOT OF STUFF is under construction right now.

They seem to do well, no? And when they develop their own properties they can build them as they see fit-on infrastructure jobs you build to the specs you're given.
