Sales have ABSOLUTELY NOTHING to do with assessments unless it's new or newly condoed. Those cause new assessments based on the current multiplier x sale price.

Downtown, old construction expect at least 100%. No higher than 300% increase is a safe bet.

21-53% - lol I'd take that on my properties!

what do you guys think would be a realistic outcome on how much taxes could change? i am seeing #'s ranging from a raise of 21-53%

i am of the thinking like below that if you recently purchased your house the #'s would be close to what they should be given the sale #'s but cant trust that thinking.

We bought our 2br downtown in March 2014. Our tax rate is 1.61%. I had assumed since we bought our place only two years ago, the tax rate would have been readjusted to factor in the sale price at that time, so any reval should have minimal impact on us. Now I begin to get the sense that this may not be the case...

Personally, I wouldn't buy anything in DTJC at the moment other than new construction with a nice abatement, which guarantees your RE taxes for some time.


Classic example why tax abatements are wrong, why should the rest of JC subsidize your taxes?

In order to complete revaluations by November 2017, the city would have to be active in hiring a firm. It takes a year or more to do this work. I doubt if JC would use the work done under Healy.

Don't know about the "gate" thing, frankly I'm tired of it 43 years later. But it is like a forest full of fuel, just waiting for the lightning strike to set it off. The combination of wasted money, ignoring the law, pandering to hedge funds & the most wealthy demographic, and giving the finger to the lesser off wards who are paying 3x the rate of the wealthiest, will go up like a bonfire when the magnifying glass of a gubernatorial campaign focuses the sunlight on it.

Monroe, no one cares. CC and the bridge scandal are both history. OJ was exonerated too, but everyone knows the truth.

Jersey City reval case may hinge on contract change called 'illegal' by city

With a judge's decision looming in the breach-of-contract trial between Jersey City and Realty Appraisal Co., the city has latched onto a new argument for why
the contract should not be honored.

Two months after Realty Appraisal was awarded a contract in 2011 to perform the citywide revaluation, city officials added a one-paragraph addendum that was not approved by the City Council. The change, city spokeswoman Jennifer Morrill said Thursday, was "illegal."

"The tax assessor under the previous mayor changed the contract to a cheaper, untested method of appraisal without ever going back to the council for approval, which is illegal," Morrill told The Jersey Journal.

The addendum could form the basis of an appeal if the city loses the reval case. Realty Appraisal is seeking the roughly $1 million remaining on the contract after Mayor Steve Fulop halted the reval in 2013.

We have spent $325,000 to bring this case to court. Now you have to add the time the lawyers spent in court, those are billable hours. How long is the court case so far, a week? Then there is the appeal, the city can drag this out because we, the public, are paying for this. I might be underestimating the $1 million figure.

The city is arguing that because the city made changes the re-appraisal company should suffer? Changes that never were implemented because the city backed out of the deal? Sorta like the kid who killed his parents, then asked for leniency from the judge because he was an orphan!

Can you please state the rates that this specific lawfirm charges per hour? Can you please state the exact amount of hours that it will take to complete this case?

It is certainly possible for the charges to reach $1 million. It's also possible not to.

Judge deals blow to Jersey City in reval case

JERSEY CITY — A Hudson County judge today dealt a major blow to Jersey City in the breach-of-contract trial initiated by Realty Appraisal Co., with the judge dismissing a counterclaim filed by the city that had represented the crux of its defense.

The city's counterclaim alleged that there was a conflict of interest when Realty Appraisal, which was selected in 2011 to perform the citywide revaluation, hired Brian O'Reilly, the former city business administrator, soon after his 2010 retirement from his city post. The conflict-of-interest claim is almost the entirety of the city's argument that it should not have to pay the roughly $1 million that was remaining in Realty Appraisal's contract when Mayor Steve Fulop halted the reval in 2013.

But Superior Court Judge Francis B. Schultz this afternoon ruled that witness testimony did not back up the city's claims that O'Reilly had any significant role in the city's selection of Realty Appraisal in 2011. The testimony by city employees showed O'Reilly recused himself from any role in the selection process while he was still employed by the city, Schultz ruled today.

"There was no conflict," he said.

Contract for Dem law firm in Jersey City reval trial could reach $325K

JERSEY CITY — The Bernardsville law firm defending the city in the breach-of-contract case that revolves around the canceled reval may get another contract extension next week, which would bring the total contract to $325,000.

The City Council in December 2014 authorized a contract for Schain, Schaffer & Rafanello to defend the city in the case, brought by Realty Appraisal Co. The council is set to approve another $75,000 extension on Wednesday, the third time the contract has been reauthorized.

JERSEY CITY — The city's former business administrator said in court today that he did not have "one iota" of involvement in the city's revaluation process that ultimately led to the city hiring a firm he worked for soon after he retired from his City Hall job.

"I had no knowledge, no information" of the city's reval process, Brian O'Reilly, the former B.A., said under questioning by Jersey City attorneys in this Brennan courthouse this afternoon. "I never attended any meetings."

O'Reilly's role is crucial in the breach-of-contract lawsuit brought against the city by West New York firm Realty Appraisal Co.
