I can tell you the name of a realtor I would not use: Doug Blum from Liberty Realty. He recently brokered a condo in our building. I am on the condo board and was asked by the potential buyer and her home inspector a factual question about the building. When I tried to answer it for him Doug literally screamed at me not to say anything. A few minutes later he confronted my husband who didn't know anything about the exchange and told him we weren't to talk to the buyer. I talked about the matter with other board members and a realtor friend and, in addition to being extremely rude, it seemed to us that Doug was asking us to lie to the seller who is perfectly entitled to all information available on the building. Extremely unprofessional, unethical and rude.

Yelp, Realtor.com and Zillow offer helpful reviews of local realtors. 20% deposit is now the norm due to all the bidding wars. Waiving contingencies is also helpful. You can negotiate the commission rate with some agents if you are selling. Depends on the agent. Private message me for more info. I've been living in the area since the 1990s

I'm looking to sell my 1bdrm condo in the downtown area, so realtor suggestions are appreciated. Also, having never sold a place before, what should my expectations be when trying to negotiate the commission on the sale? Is there any room for negotiation?

I'm a realtor. It's not that "crazy", but you need to be aggressive. Unfortunately, there isn't much time to think about a property thats priced correctly, but it was that way two years ago when I bought my condo. Not that much has changed between now and then. Also - don't expect a deal, there aren't any.

Agree with brewster.

Remember, the commission is usually split between the brokers and amounts to one month's rent in total.  if the rent is $1.5k/m, who takes time for that?   When I was looking to rent, it became very soon clear to me that renting was not a realtor priority.  Now, as a landlord, we do our own leasing for the buildings and multi-families we own. CL, postlets, etc., are good tools.  You want to have an active tenant, someone willing to conduct the research.

And, the social interaction throughout the process is the best gauge of the tenant's quality and trustworthiness. Missed appointments, crazy texts, silly questions tell you a good first story.   The desperation is a good initial gauge of low credit rating or problem with previous landlords.  And as a prospective tenant walks  through the door, you know what kind of problems they will pose.  

No realtor can do (and will do) that level of vetting for you.

Tino, I know the realtors hate to hear me say this, but a small landlord is best off listing on Craigslist and showing himself. Do you really want a tenant so unresourceful they can't search CL? They'll be calling you to change the light bulbs. And every time I post I get agents calling me to get me to list with them.

I find showing is the absolutely best time to get the gauge of a prospective tenant. I chat them up, and see if this person is easy going or a PITA. I would hate to get a call and be told "I've got your new tenant!"

Fill your ad with info so there's no surprises for the prospect, and no one gets their time wasted. I draw up a dimensioned floor plan of each of my apartments, and post plenty of photos of the interior, the building facade, and sometimes the window view. The visit should be confirming, not seeing for the 1st time. . There's great services now for running credit checks, in fact Cozy.co will handle automated rent payments too.

Time invested in getting great tenants is NOT wasted. The only bad tenants I've had I inherited with the buildings, but it was miserable experiences every time.

Tony Armagno tried to pull a real sleaze job on me about 15 years ago and I wouldn't use him if he were the last realtor in JC. Try Brian Henry at Boyne Realty on Grove St. at Wayne St. Been in the biz a LONG time and great seller's agent-

We just sold our condo. Got 3 offers over asking. We accepted an offer 10% over asking. Buyer wasn't all cash (none of our offers were), but paid 30% down.

I second the importance of speed. I found the listing for my house and brought it to my realtor. I implored him to get an appointment immediately. I saw it the day after it came on the market and there were already offers in. Bidding war ensued.

This was almost 2 years ago now, in the heights. I can't imagine what its like now. I got lucky in that the sellers had a specific buyer in mind, they would not sell to anyone they thought would rent it out or tear it down.
So I would suggest your realtor be someone who can figure out what your edge is going to be to make your offer stand out and work it. Its not always about money, well it almost always is, but sometimes you get lucky.

I really like the website search alert suggestion.

I am shopping for a home right now too. How has everyones experience been competition wise? Are you getting into bidding wars? Are investors coming with all cash? I have a measly 10% down payment, hope this isn't going to be too stressful.

Second the endorsement of Noah Goldberg. I used him when I purchased my downtown condo over the summer and he was fantastic. The RedFin site is also much better than Zillow or Streeteasy, in that it actually has accurate listings. I used a couple traditional agents prior to that who were both wastes of space.

However, he's in very high demand and I think they recently set a minimum purchase price to scale back , but give them a call and find out.

We lost a couple houses we liked and found speed to be important. We setup email alerts on Zillow, Trulia, and other sites. That notified us of new listings before any realtor would. From there we used a realtor to arrange visits. In the end, the house we bought happened to be FSBO and listed on Zillow, not MLS...good luck.
