Agreed but do we need two of everything in the one building? There are so many other stores that would do well there. They will probably convert that space into another bank, oh well.

I think between the new Korean Deli/Grocery on the other corner, City Vino doing Amiya Express for lunch and their overal mediocre food it was to be expected.
Hard to believe Liberty Towers would allow another deli in which also competes with the Pharmacy on many levels. Then to allow City Vino to hold Amiya Express lunch buffet when you have Mirch, seems crazy, perhaps they wanted him out? I hope something great moves in and it doesn't sit vacant for a year+

The issue was their food. There are plenty people around both residential and business lunch traffic to make it work. I tried many times to get lunch there and give them a chance but all their hot food was simply re-heated in a microwave and as a result always turned out very bland.

Their Indian food & pizza was pretty good and they were busy during lunch time and evenings as well. I think Korean deli took away lot of business from them and then quality deteriorated. Anyways if I heard correctly from someone, the rent was 15k and it's pretty high for a corner place like that. Landlords should not have allowed another deli in the same building.

Boken - Zigolini's? That place is a standard nyc salad/sandwich shop and the only reason why people go is the location and its quick and easy. If it wasnt in that little square, no one would go.
I wouldnt mind a chipotle, would be a good sign of the development of the city plus its delicious.

Well, if they didn't have enough business, then the rent is too high what ever it is. I tried the Indian food once, and it was a big disappointment. Went in again, thinking that maybe I was unlucky that one time. They claimed to have the best Indian food in the area after all. Huge disappointment again. Didn't go back. The low food quality in my opinion was the death of that place. Yes, let's hope for something great into that space!

A bagel place would also be awesome - think the space may be a bit big though. We used to have coworkers coming in from the city bring bagels because there's nowhere near the office to get fresh bagels - I like Wonder Bagels but it isn't exactly walking distance.

Might be a bit small for a Chipotle's, but a bakery sounds like a winner. The way it is set up it looks like it was built to be a bakery. Make some good bread, good cupcakes, and good coffee and there will be a line there every day.

Even with the high rent, this place still should have been doing great due to the location. The problem was the quality of the food. I worked in an office right near Green Cow and my coworkers and I never went there... we'd order from Rustique, Kitchen Cafe or Markers. The line for salads at Markers Express is always out the door at lunchtime!
I'd like to see one of the following in this location: 1. Zigolinis - their location near Broad/Water street in downtown NYC is very, very popular... amazing salads and sandwiches! 2. Mongolian BBQ. I've heard the one in Newport is packed during lunch hour. 3. Chipotle. Say what you want about chains, but you can't really deny that a Chipotle in that location would do extremely well. The area could also use a good bakery. People in the offices are always ordering cakes for birthdays, going away parties, showers - and cookies/pastries for meetings.

The Green Cow was always such a disappointment to me. Great location, great size. They never seemed sure of what they wanted to be. A pizzeria, and sandwich shop, a coffee shop, a marketplace? They tried to be all of these things and did none of them well. And the hours were odd - a pizza place that closes on Friday afternoon? The hamburgers were pretty good, though.
I think the owners of the Second Street Bakery should relocate here. They won't, but I want them to.

My mother spoke to the owner. He had to close due to rising rent. He said he hadn't made a salary in a long time...Sad...I liked that place!

Curious to know what happened to this place. I saw the owner of Mirch Masala talking with the cops several days ago outside (it was closed despite it being afternoon). I assumed they had been robbed or some accident had happened. I walked by the other day and now the restaurant seems to be closed for good and gutted.
