Don't they realize that MANY people do not actually get home til after 7PM EVEN IN THE WINTER? HAve they ever heard of NY Theater or Lincoln Center. Would it be safer after dark to walk West from the Hoboken Station, under the dark ugly bridges on Marin and then wind down Washington to get home to the Aqua Blu a half hour later, thereby adding a mile to a 5 minute walk?
Only FARMERS go to sleep at 7 PM...and the last farmer left Hudson County 2 centuries ago.

Completely NUTS!

Why presume that THIS teeny section needs restictions tighter than the REST of the walkway?

Since they have never closed any other part of the Waterfront Walkway during the Winter, I doubt this section will close. This of course presumes it will ever OPEN, which I am beginning to doubt.

Interesting. This will be blatantly ignored I think.

I would have to agree with wibbit in that there is not a huge difference. What I would do is measure precise square footage of comparables and divide that into the sales price, the maintenance, and the taxes. Add heating an AC to the Mandalay if necessary (not sure what systmes they have)

Then you'd have a $/sq. fooot to buy, $/sq. foot to maintain, and $ per sq. foot to pay taxes (or pilots.)
If much different your choice is made; if they are very close then start considering amenities like proximity to PATH, parking fees, noise levels, future construction, cable choices, gardens etc...and of course your VIEW!

i work at exchange place, so the area around mandalay is definitely a lot better for me commute wise, also considering exchange place will eventually turn from a deadzone in non-business hours to something residential (given all the new condos there), I prefer to be at the midpoint between newport + exchange place.

On the flipside, living directly at newport you can get to hoboken easier with the walkaway.

I would say those 2 locations are about equal considering how close they are and your personal preference, more important is the price + building + parking.

It may not have said "boardwalk" but something else, like "pedestrian bridge."

I'm not sure what I'm remembering. I'll try to get out that way next weekend and check it out again.

One advantage of the Shore will be access to Hoboken's train station by way of the waterfront. The bridge should open in the next few weeks, making Shore about 5 to 8 minutes from half of NJ Transit's train lines, the light rail, and the bus terminal.

When I was at the JC side of the new footpath to Hoboken a few weeks ago, I thought I saw a sign that said something like "Boardwalk open April through November." Can someone confirm this (I had to wander into the construction site a bit to get to the start of the bridge)? If this is true, it makes this thoroughfare significantly less valuable for commuters.

Mandalay really that far from any exchange or place Newport PATH station, which would be dealbreaker?

If you think an 8 minute walk to either is a lot then.. yah, a deal breaker.

No I don't live there. My wife and I considered it but are now in Liberty Harbor. The deal breaker for us was carpeting - yea, it sounds crazy. But with a small dog who is accident prone - it can be a deal breaker.

Hudson Point does not have a pool and it is a rental. Are you talking about the Pier?

I drive down to Middlesex county for work. Take Erie and you should not have a problem.

It is also less crowded then Marin.

I've biked out often onto the NORTH PIER apartment area. I must say it is the QUIETEST place in town...never see a SOUL!

How are the rents?

you mean those 3 story rowhouses all the way out on the pier? dunno the name, but that place sucks. I have a friend who lived there, the view is nice but the construction is piss poor. And he said there are river rats

besides it's rental i think

A nicety of the Shore is central air conditioning and heating included in maintenance (as opposed to the window unit heaters in the rest of Newport...like old Atlantic City motels before casinos.)
I would LOVE central heat and air.
What does the Mandalay have?

Area around the Mandalay is always MUCH quieter than Newport with FAR fewer people scurrying around.

Shore South has most of its views mangled by the HUGE Aqua-Blu, and iit will get worse if they build THE ELLIPSE. Consider only the South-East above the 10th floor if a nice view is important. A lot of the SHORE apartments have weird triangles hard to decorate.

Look hard at the abatement structure...SHORE taxes struck me as pretty high, much higher than the rest of Newport, but I haven't a clue about the Mandalay tax abatement, if any.

Demographics: SHORE is largely Asian.

PATH is convenient.

Personally, I don't think the SHORE is at all archtecturally interesting...perhaps even bordering on ugly.

Shopping is equivalent: SHORE has Morton Williams and A&P...Mandalay has Shop-Rite

Shop hard because I am seeing comparables priced ALL over the place. In some cases higher floors in the same line MUCH lower priced than lower floors.

Hi everyone,

I am planning to move to Jersey City this fall and planning to purchase a 1 bedroom condo. I am considering 2 buildings: shore club south and Mandalay on Hudson. I cannot decide which one to choose. the prices are pretty close. the advantage of shore club is the proximity to Path train. but mandalay seems cosier and has better views on its north facing units.

Please I really need your opinions. Please share your experiences, frustrations and feelings on which building is better to buy.

Thanks guys

i wouldnt pick either, both are not ideal.

1) mandalay has deeded parking included, in a slightly better location per my personal preference (mid pt of newport + exchange palce) , however the lobby is a joke and the rooms are small 1br is around 700sqf, and not priced reasonably.

2) shore club is a nicer newer building but it's really not top of the line, it has larger sqf but no parking included in that price

Why only those 2 buildings? you should really look at:

1) portofino 65 2nd st, across the street from mandalay, the lobby is much nicer, larger sqf, same indoor parking, and priced cheaper. 1 br is around 400k 2br around 480k

2) crystal point, top of the line building with 30yr abatement, next to mandalay, last time i checked 1br is around 450k including parking. Only thing is u need to wait till year end to move in.

Crystal Pointe only destroys views if you have an east facing condo at Mandalay and from the pool area, which sucks.

I lived there for a couple years when it was rental and I'll say honestly that it was a good experience. My condo was quiet and I never had any problems.

It's situated between 2 path stations so you have a choice when coming home from Manhattan. The walk is about 8 minutes to both. Also, a parking spot can be purchased at the Mandalay; I believe you can only rent spaces at Shore Club (not sure).

They renovated the gym and common room when going condo - a marina is slated to be built in the little water inlet to the North as part of the Crystal Pointe construction (again, this was rumored and slated to be done, not sure what the current state of the deal is).

I don't know what more to say. Let me know if you have any specific questions.

when we moved to jc, we actually looked at the mandalay, and decided against it because of the relatively shoddy condition of the apartment we were shown. even though it was explained to us that everything can be tailored to our wants, we felt that we would be overpaying as mandalay is a condo conversion. as such, lot of the amenities and infrastructure reflect a more shortsighted perspective than an original condo building would have had.

the other reason i would strongly counsel against the mandalay is crystal pointe, which from my perspective, has destroyed the views from mandalay.

Shore Club is practically brand new, while Mandalay was a former rental building that converted to condos.

Is Mandalay really that far from either the Exchange Place or Newport PATH stations that it would be a dealbreaker?
