I would have to agree with wibbit in that there is not a huge difference. What I would do is measure precise square footage of comparables and divide that into the sales price, the maintenance, and the taxes. Add heating an AC to the Mandalay if necessary (not sure what systmes they have)
Then you'd have a $/sq. fooot to buy, $/sq. foot to maintain, and $ per sq. foot to pay taxes (or pilots.) If much different your choice is made; if they are very close then start considering amenities like proximity to PATH, parking fees, noise levels, future construction, cable choices, gardens etc...and of course your VIEW!

i work at exchange place, so the area around mandalay is definitely a lot better for me commute wise, also considering exchange place will eventually turn from a deadzone in non-business hours to something residential (given all the new condos there), I prefer to be at the midpoint between newport + exchange place.
On the flipside, living directly at newport you can get to hoboken easier with the walkaway. I would say those 2 locations are about equal considering how close they are and your personal preference, more important is the price + building + parking.

I have not seen that sign or anything like it. Why would anyone refer to it as a "boardwalk"...it's all concrete bricks and steel?
Since they have never closed any other part of the Waterfront Walkway during the Winter, I doubt this section will close. This of course presumes it will ever OPEN, which I am beginning to doubt.

I have never been a fan of Newport or the surrounding waterfront developments. I feel they have a very cold non "neighborhood" feel.
In my opinion I would see if any places are available in Hudson Pointe in Paulus Hook. They are not super high rise, think they are around 4 or 5 floors. Have a brownstonish feel - plus they have free parking + pool and gym. No I don't live there. My wife and I considered it but are now in Liberty Harbor. The deal breaker for us was carpeting - yea, it sounds crazy. But with a small dog who is accident prone - it can be a deal breaker.

you mean those 3 story rowhouses all the way out on the pier? dunno the name, but that place sucks. I have a friend who lived there, the view is nice but the construction is piss poor. And he said there are river rats

A nicety of the Shore is central air conditioning and heating included in maintenance (as opposed to the window unit heaters in the rest of Newport...like old Atlantic City motels before casinos.)
I would LOVE central heat and air. What does the Mandalay have? Area around the Mandalay is always MUCH quieter than Newport with FAR fewer people scurrying around. Shore South has most of its views mangled by the HUGE Aqua-Blu, and iit will get worse if they build THE ELLIPSE. Consider only the South-East above the 10th floor if a nice view is important. A lot of the SHORE apartments have weird triangles hard to decorate. Look hard at the abatement structure...SHORE taxes struck me as pretty high, much higher than the rest of Newport, but I haven't a clue about the Mandalay tax abatement, if any. Demographics: SHORE is largely Asian. PATH is convenient. Personally, I don't think the SHORE is at all archtecturally interesting...perhaps even bordering on ugly. Shopping is equivalent: SHORE has Morton Williams and A&P...Mandalay has Shop-Rite Shop hard because I am seeing comparables priced ALL over the place. In some cases higher floors in the same line MUCH lower priced than lower floors.

Only thing is u need to wait till year end to move in.

Crystal Pointe only destroys views if you have an east facing condo at Mandalay and from the pool area, which sucks.
I lived there for a couple years when it was rental and I'll say honestly that it was a good experience. My condo was quiet and I never had any problems. It's situated between 2 path stations so you have a choice when coming home from Manhattan. The walk is about 8 minutes to both. Also, a parking spot can be purchased at the Mandalay; I believe you can only rent spaces at Shore Club (not sure). They renovated the gym and common room when going condo - a marina is slated to be built in the little water inlet to the North as part of the Crystal Pointe construction (again, this was rumored and slated to be done, not sure what the current state of the deal is). I don't know what more to say. Let me know if you have any specific questions.

when we moved to jc, we actually looked at the mandalay, and decided against it because of the relatively shoddy condition of the apartment we were shown. even though it was explained to us that everything can be tailored to our wants, we felt that we would be overpaying as mandalay is a condo conversion. as such, lot of the amenities and infrastructure reflect a more shortsighted perspective than an original condo building would have had.
the other reason i would strongly counsel against the mandalay is crystal pointe, which from my perspective, has destroyed the views from mandalay.
