In addition, apparently there are also many, many people who appreciate a luxury high rise as evident by newport, gp, 50 columbus, etc. my wife refers to high rises as sterile but you have to admit it sounds much better than something rank or fecund. it wouldn't be too bad having a doorman, garage...

Some of those Van Vorst Park brownstones are just GORGEOUS, inside and out. Especially a few I've seen on Mercer.

Are you joking? There are many, many people who appreciate the historic charm of a tree-lined brownstone neighborhood, versus the sterile environment of a lux high-rise like Grove Pointe. To each his own I guess...

The building I live in is a brownstone with 4 apartments that range from 1200-1400 (all 1BR's, approx 600 Sq ft each, the $1400 apt has about 1000 sq ft). We are near Hamilton Park and Newport mall. Utilities are not included. I would assume rents near Van Vorst would be similar in price.

To the OP, seems a pretty standard 1br rental in vv. I would say 1500-1600 is the average price.

i don't know if I'd go over 1700,
$1695 / 1br - PAULUS HOOK large 1 br w/ deck @ yard near PATH btw, how can you possibly compare a 4 story walkup to living in grove pointe.

I don't think 1700-1850 is unreasonable if the apartment is nice and the appliances are modern. Also, I think you squeeze towards the high end if pets are allowed. I think it does depend on the quality of the apartment; if the bathroom and kitchen are relatively modern, then its almost certainly reasonable.
Studios at Grove Pointe start at $1,860; 1 Bedrooms $2,200. 1 Beds in Columbus are I believe $2,250. Of course, the towers do have doorman and other amenities. But parking is extra, where as I assume your apartment qualifies for an on street space for $15 a year, so like it or not, I think $1700 to $1850 is reasonable if the apartment is in the right condition. If you are looking to fill it immediately, you might need to go a bit lower.

Of course 1400 is low. I'm saying they typically start at that price in the neighborhood. But 1850/month for 650 square feet? That's top dollar, its a good thing the heat/hot water are included.

You'll need to structure a lease. I don't know if you have one written up, but you should include lead paint disclosure, window guard notification & Megan's Law. Also, be clear on the terms (i.e. renewal, termination, landlord inspections, right to quiet enjoyment, pets, # of tenants, security deposit, late payment penalty, bounced check penalty, negligent damages, etc.) You should give the tenant a "Truth in Renting" booklet (outlines the relationship and obligations of the tenants/landlord). Ultimately, you realize its not that involved a process once you get through it once. Pretty standard stuff actually, but you'll want to be sure to cover all your bases should you ever need to take action against a tenant or avoid having action taken against you. You can also choose to allow a realtor to submit his/her potential tenants to your property (at absolutely no cost to you) and let the work be done for you. Somebody like.......i dunno...ME

hi again and thanks for your questions and pointers:
about the apartment: . 1-bedroom, 650 square feet, 5 windows, lots of light . shared roofdeck and BBQ, rarely used but really nice, overlooks VVP . hardwood parquet (sp?) floors throughout . water and heat are included in the rent (which also includes the . monthly maintenance fee of $300) . coin operated washer dryer . each unit has its own very sizeable basement storage . high end fridge around 3 yrs old. we have a small functioning dishwasher stored in the basement but replaced it with a washer dryer in the apartment. gas rings (3 yrs old), deep sink, wood surfaces, good kitchen storage and big kitchen window . don't know how to quantify the closet space...but there are 2 inbuilt closet spaces, chest of drawers, tall closet, additional shelving...more than enough for one person . ceiling fans with 2 A/Cs in the basement . apartment is a corner unit and has really nice space distribution and a special charm, no noise issues, in nice condition and will be painted prior to rental . all units have their own named buzzer on the hall door at the entrance to the building . possibility of shared wireless broadband internet connection . lease terms...not sure ~ 1 month down, 1 months notice of leaving..what else needs to be considered? again - thx for your help - JoC

I would generally rent the space unfurnished. You could always leave the furniture while you market the apartment and offer tenants the option. It would be difficult to give you an idea of what it will rent for without having SEEN it, but I can give you a general range. To pinpoint an accurate number, there are plenty of questions I would normally need answered:
-square footage? -is the roof deck private or shared? -hardwood floors, carpet, or other? -what utilities, if any, are included in the rent? -is the basement storage seperate, assigned space for the top floor? -is the washer/dryer coin operated? -condition of the appliances? -what kitchen appliances are there? -how is the closet space inside the actual unit? -lease terms? Based on an assumption that the apartment is in good condition, you're looking between 1400-1800 a month range. Impossible to narrow that down from what I read on your post. Hope this was helpful. Another hint: Please be sure to do thorough credit checks/employment verifications/rental history. Don't get stuck with a garbage tenant.

I think it depends on the actual square footage. "1 bedroom" isn't very descriptive-- it could be a small 400 square footer or a large 1,000 square footer and change the value dramatically. Also, I think the wise renter would know that if its on Jersey or Montgomery, traffic will make it noisy, but if its on York or Barrow it probably won't be that loud. Also, what amenities are there, dishwasher? Washer Dryer? Coin op W/D? Is there a buzzer system or just a doorbell? Any special features like exposed brick or hardwood floors?

Hi - Thinking of renting my apartment which is on Van Vorst Park. Its a corner apartment doesn't overlook the park, has loads of light, access to a roof deck, washer/dryer and storage in the basement, 4th flr walk-up and in generally good condition.
Wondering what price range to look for and whether to rent it furnished or not. Cheers - JoC
