Heat Pump vs Gas boiler: 8 unit condo
#3

Newbie

The ancient oil boiler in our 8 unit condo needs to be replaced and we are exploring the options.

Electric heat pumps have been around since the 80s and don't tend to work well in places with sustained cold such as JC. But there seems to be some buzz about gas fired heat pumps.

I know oil prices are low now and I guess a lot depends on future prices (personally I think they're going to go up susbstantially) but I was wondering if anyone has strong opinions for or against gas fired heat pumps?

Cheers - Johnny

stove oven or tabletop oven and gas rings: apartment rental
#5
Newbie
Newbie

We're preparing to rent our 1 bdrm. When we lived in the unit we realized that our need for kitchen storage exceeded our need to cook in the oven (almost never). So we bought a good quality 4-ring gas cooker and a big countertop oven which was a great arrangement.

Now that we're preparing to rent the place we're trying to figure out whether its a turnoff not to have an integrated stove/oven. Or is it ok to keep the countertop oven and gas rings?

Thanks for your opinion.

Joan was very instrumental in helping us launch the 'Films in Van Vorst' series together with Maryanne, Gene Flannelly.

Sadly missed. May she rest in peace.

Here are a few photos (requires a free login): http://www1.snapfish.com/share/p=1623 ... 516910/otsc=SYE/otsi=SALB

In fact there is deeded parking with this unit but I rent that to an acquaintance (160) and would be slow to change that arrangement.

Also, the building is pet friendly.

cheers - Johnny

hi again and thanks for your questions and pointers:

about the apartment:

. 1-bedroom, 650 square feet, 5 windows, lots of light

. shared roofdeck and BBQ, rarely used but really nice, overlooks VVP

. hardwood parquet (sp?) floors throughout

. water and heat are included in the rent (which also includes the . monthly maintenance fee of $300)

. coin operated washer dryer

. each unit has its own very sizeable basement storage

. high end fridge around 3 yrs old. we have a small functioning dishwasher stored in the basement but replaced it with a washer dryer in the apartment. gas rings (3 yrs old), deep sink, wood surfaces, good kitchen storage and big kitchen window

. don't know how to quantify the closet space...but there are 2 inbuilt closet spaces, chest of drawers, tall closet, additional shelving...more than enough for one person

. ceiling fans with 2 A/Cs in the basement

. apartment is a corner unit and has really nice space distribution and a special charm, no noise issues, in nice condition and will be painted prior to rental

. all units have their own named buzzer on the hall door at the entrance to the building

. possibility of shared wireless broadband internet connection

. lease terms...not sure ~ 1 month down, 1 months notice of leaving..what else needs to be considered?

again - thx for your help - JoC

1 bedroom on a Van Vorst Park: going rate?

Hi - Thinking of renting my apartment which is on Van Vorst Park. Its a corner apartment doesn't overlook the park, has loads of light, access to a roof deck, washer/dryer and storage in the basement, 4th flr walk-up and in generally good condition.

Wondering what price range to look for and whether to rent it furnished or not.

Cheers - JoC

wireless access is now available at the JC library. also available in some parts of Van Vorst Park, mostly along the Montgomery St. side.

soon we'll be able to boast the country's first dog run with wireless internet access.

woof wifi.

This is great Steve. Thanks to you, Pablo and Jeff.

Is the code open source so that it can be improved or extended by others?
