$300-400 per month on top of a mortgage may not be a big deal to you, but it was to me when I was looking in the PH area and I doubt I'm an anomaly (at least in this manner :).

Never meant to imply that it was THE reason to buy a Sunblossom condo - anyone who has to make a decision on purchaseing a home is going to weigh a large number of variables. I didn't buy at Sunblossom for a lot of reasons, but the lack of a doorman/lobby/gym/elevator wasn't a factor.

As it stands now, they are simply overpriced.

ok using port liberte as an example is not fair we all know how ridiculus the condo fee + tax is in that place. Fyi, the price has completely crashed in that gated community nothing but bagholders left.

Regarding the low maintenance fee, the thing is if you look at the other luxury high rises, for 1br:

gulls cove: $350
A condo: $400
Mandalay/portofino: $500 (include internet/basic cable/pool)
CP: $450
etc...

compared to your $200, it's really not that big a difference anymore and addon parking it's even less, in return you get a lot: gym/lobby/doormen/elevator etc..

All the new development are smarter now, only a few still has those crazy $700+ condo fees for 1br, trump being one of them. Also it's a lot less risky, since the repair cost are spread among many units. In those small development by local guys, potential quality issue aside, if something does break you only have a very few units so each will have to be assessed much more.

So i really dont think that's a valid reason for buying sunblossom.

Its true that you can get a place in a nice high rise in the $300k range, but some people can do without the maintenance costs that come with elevators, doormen, security guards, gyms, and parking. Not me, but some. Why pay $500-600 a month for them if you can do without them?

You have to hope you can find a buyer of a similar mindset when you try to sell in a few years, though, I guess.

- NO ELEVATOR
- no parking
- crappy tiny railroad layout (they were ok during the boom, in the bust who wants them)
- no lobby/doormen/gym
- ridiculusly priced 370k still? for 5%-10% you can buy a 1br with deeded parking in a luxury high rise with all the amenities.

take your pick as the reason.

maybe at 300k, they will get a few lookers.

The top floor units are priced at 369 now and could probably be had for less. He doesn't need much space or parking so it might be a good deal for him. I'll have him make sure they are abated, otherwise he will be subject to the whims of our esteemed city council.

They're really small, and all have railroad-room layouts. My wife and I looked at these about 2 years ago, and even the top-floor penthouses, which had very high ceilings and some storage space way up high, would have been crowded for 2 people. Had I been a bachelor it would have been perfect.

FWIW, I also don't like Weichert.

Asking prices at the time were 349k for the standard units and 389 for the penthouses.

Bumping a thread from pre-historic times here.

I have a friend considering one of these condos and he will be checking it out next week. Does anyone have the inside scoop as to why they have been on the market so long? They even sat available before the market really went downhill. I know there is no central air or parking or elevators, but the price seems to reflect this. Great finishes and great location. Is there no abatement, maybe? Are they sitting on toxic waste? A Native American burial ground?

Yes, the layouts are RR-style, but very well done. After looking at dozens of units in the area, I've grudgingly accepted that the RR layout makes good sense. The living room (and Washington) is as far from the BR as possible, so it's possible to have guests while someone is sleeping or working in the BR.

FWIW, one of the retailers in the area told me that the guy who owns the Sunblossom units owns that entire block of brownstones, including the space where the Liberty Wine & Deli & Buddhist Temple reside, along with La Rustique. The reason La Rustique is leaving is because he has plans to put his own cafe there. I doubt very much whatever he does there can match La Rustique, but what the hey.

It's unfortunate people accept this as the norm, but that's how it usually works. Expect to get delayed at least a few month.

The apartment looks ok for the price, is it basically just a rennovated brownstone railroad type layout?

Having been in a similar situation (where my place was delayed for several months), I can tell you that the way almost all these contracts are written, there is a date past which you can back out of the deal and get your money back but you specifically waive any right to compensation from delays.

Once you pass the date when you can back out (it usually seems to be 180 days after your contracted closing date), you might have some leverage to lower the price, but you can't realistically expect for the seller to pay for your accommodations.

I wish I could have gotten some compensation, as I ended up living in friends houses and hotels for 3 months, but that's just the way it is.

Right, but they must complete the sprinkler system and then have the city inspectors come back. Upon inspection, the city might find something wrong with the system, or something completely new that needs to be fixed. I bought a place in Washington Commons and in their case it was a flood pump. Before you know it the city has to come back 3 or 4 times- and it usually takes them a while to get an appointment. It took them 6 months to get it right.

If you have a contracted 'moving in / completion date', then you would have a good argument to claim your current accommodation costs from that date onwards.

There should be a provision in your contract for damages is the seller delays past the specified closing date. Also you may be in a good position to re-negoiate for some form of compensation in lieu of you walking away. That is if the seller doesn't want to let the deal fall through and with the market the way it is the power is swinging back to the buyer.

I totally understand your frustration - I went through similar delays waiting to close on my condo. You must be a first-time buyer. One thing I've learned through my own experience and that of my friends: NEVER believe a developer/contractor on the delivery time for a new construction project or gut rehab. The time they give you is always a best-case scenario. Rule of thumb is to take whatever target date they give you and add at least 3-4 months. As for the sprinkler issue, one of my contractors was complaining about that the other day. He said the city updated the codes to include older buildings (projects that were underway weren't grandfathered in). The problem is the older, historic buildings don't have sufficient water pressure for a sprinkler system. The contractor was saying he had to order some special pump. Look on the positve side: you'll be safer and save money on insurance as well. Hang in there, you'll eventually close. Believe it or not, the developer wants to close as well because he likely has loans due on the project.

With new construction or renovations there are always delays. I have been delayed greater than 6 months a few times. It is how bad you want the condo/is it a good investment vs how long can you reasonably wait. You have only been waiting since Septmber so it really isn't that bad. It is probably the city's fault with inspection delays/etc.

DO NOT BUY HERE! We went into contract in September and originally scheduled to close in October. Still have not closed as of 1/8/08!!! The contract expires very soon and if we do not close by then, we will be pulling out of the deal hopefully.

They jerk you around and never return your calls. Seriously, I registered simply just to let everyone know not to buy here.

The 1st & 2nd floor units are listed at $369k, but I believe the salesperson told us $349.

There is one top-floor unit available for $389. It has much higher ceilings, a small loft in the living room (the literature they gave us suggests the loft can be used as a sleeping area, but I don't think that's realistic), and is the only unit to have a washer/dryer (one of those newfangled dual use machines).

We can live w/out elevators and central air, and parking may not be so bad because that stretch of Washington has a lot of movement due to people visiting the Light Horse and the deli/winery/Buddhist temple on the corner of Morris.

Either way, these figures are at the low end for the area so it's hard not to at least consider it.

Those SunBlossom condos have been on the market forever. Awesome location and nice units, but most of them lack sought-after amenities such as central air, laundry, parking, and elevator. Hard to see 2 people sharing one, but if you are a clutter-free minimalist, the price is certainly right.
