I got a letter from an attorney who wants to reduce my taxes.
It states that JC 2023 Common Level Ratio is 76.79%. Is this number accurate? Those who don't know, the ratio is used to bamboozle tax payers. They assume that your property is certain % or the last assesed value by chabging this number. For example my Jr SQ property was assed at $391.5K. Using this ratio the city is assuming it is worth $509.8K. Recent sales show market value to be around 425K.

He wants to do a tax appeal by charging 50% on the 1st year's tax savings if succesful. Is this something I can do easily myself?

The BOE members, Noemi Velazquez, Chris TisDale and Afaf Munhammad who've voted to increase property tax in Jersey City are running for reelection. They've been mailing out flyers like crazy. We need to vote for Isnel Sanon, Alexander Hamilton and Ahsan Nawaz. They will work to lower property tax. Guys, spread the word everywhere.

I told my tenants increases are coming January 1st. I have a general policy of not raising rents until a current tenant moves out. These big increases is forcing me to not adhere to that policy.

That's crazy nuts! Yvonne, do I recall correctly that was on 8th Street by the SE corner of the park?

there's a reason they're called "tax and spend" democrats. jersey citt needs some political competition. I can't tell you how upsetting it is to see 15 cops patrolling that pedestrian zine or 5 cops going fir casual stroll ND coffee in the morning. all on taxpayers dime.

I don't disagree with you but there is one thing people forget. While the school board is elected, those are VOLUNTEERS.
Nothing against anyone who runs for the Board of Ed, but none of them are qualified professionally to review and approve a budget of close to $1 billion. Not that many people in the universe are qualified to do that.
I don't have any answers, but it's the system that is fundamentally broken. I think for the most part those people are well intentioned, just way, way out of their depth.

I could never live in Bergen County. I would not feel comfortable. I would sooner go to Monmouth County. In fact, I would sooner live under the Clay Street Bridge in Newark in a cardboard box than Hackensack, NJ. There I said it.

I say vote all of these incompetent people out of city hall who voted yes on the budget. Vote them out at County level as well. I say renters have a stake in this too. As a landlord I passed down the tax increase to my tenant and blamed city hall showing all the data.

If the state is cutting fuding for schools then increase the payroll tax on those who work in JC and live in the suburbs.

I know I am not going to vote for any of these people at JC Board of Ed in 2 weeks and I suggest you all do the same! THese politicians and School board need to know they need to figure out a solution and don't put the blame some where else last minute and pass a highly inflated budget.

I lived on 127th and Broadway in 1987. Moved to Jersey City in 1992, so I could go to law school in Newark. I have been in JC since. So I went on Realtor.com and looked at real estate in Maplewood. While I could probably sell my brownstone and pay cash for a pretty nice house, I learned that the real estate tax rate in Maplewood is 3.32%. Even with our increase, we're at 2.11%. This doesn't take away my anger or frustration. But it does seem that at least for me, other options would be more expensive at least in terms of real estate taxes.

come to fort lee, buy a turnkey townhouse for 800k, or a 2br/2ba apt for 300-400k, many direct buses to 42nd st, and it's not in the middle of nowhere suburbs either.

At current rate, i will be paying $17,000 / year in property tax for a 1br condo. I imagine the newer fancier condos will be hitting $20k / year for 1 br in property tax. It's god damn insane, especially considering how shtty the schools.

The increase is on assessment so downtown properties will get double tiple taxes based on the Jersey Journal article.
