I used Across the River 10 years ago when I had my brownstone renovated. I was more than happy with their work. Of course ths was a little bit before the market really took off. They have done work for friends of mine in the West Village and Harlem and they have been equally happy with their work.
I would never recommend KDK. They did my neighbors house and without my consent removed a portion of my cornice and and were unable to replace it. They effective destroyed an original historic element.

Regarding the stoop, the price is reasonable. We had it done in 2010 for $6,500 and it took 3-4 weeks. After looking at stoop and brownstone facade work done in the neighborhood by local contractors (the "Usual Suspects": FPV, JP, Jaime, PMJ, KDK, Across the River...) and seeing them fade to a salmon color after a year or so, we went with a contractor from Brooklyn: Cecil King Stone & Restoration from Bed-Stuy.
He did a great job, was a great contractor to work with and the color has not faded. When he chipped the stoop, he collected the brownstone dust to mix into the aggregate for the finish coat. He also made samples to match the color to the original brownstone copings. Whoever you use, they should do the same, and it's important that you not let them work on hot summer days, because stucco will cure too fast and crack. After it sets up, you should spray it with water periodically to slow curing and minimize cracks

Hi, I'm working with Innovation Construction. Does anyone have any experience with them? They've quoted me $4500 to scrape and repaint the cornice with a boom lift, $8,100 to demo the front yard, steps etc and build 2 planters, and add cobblestones, and $7,000 to chip and rebuild the stoop. They estimate being finished Aug 31st because the stoop has to cure. Does this sound reasonable?

I didn't know if JP did brownstone restoration work. I searched a lot of brownstone specialist and Excellent Contracting quote was on the lower end. Don't get me wrong, Excellent contracting did a wonderful job. My stoop looks rich and brand new. Just letting the brownstone owners out there know that there is a price for good quality work.

Selected KDK 5 years ago to repoint the front of this brownstone, resurface the steps, paint the facia, beneath the roofline. Things were jumping at that time, here in the downtown ~ you heard the constant buzz of saws and hammers hitting nails all day long, while home prices were zooming up.
They were quick to accept a 50% deposit, assemble scaffolding to the front of the building and then the scaffolding sat for months while we waited for them to return and start work. It took approx 12 weeks ~ ridiculous. No matter whom you hire ~ write an exit date into the contract and agree on a bonus for completing work on time.

Brownstone repair is a very costly project to undertake. I wish someone had told me this before I purchased a brownstone. I was quoted between 40-80k to resurface my stoop and facade. At one time that was like a down payment on a house.
I eventually selected not resurface the entire building and only the stoop (and it came with a 12 year warranty). The contractor did a beautiful job though (they specialize in brownstone) but I have to figure out another 30-50k down the line for my facade. Contractor was Excellent Contracting Corp. www.excellentrestoration.com

I'm looking for someone to do repointing and sealing on my brick rowhouse, and I see a lot of great reviews of Jack Pereira (JP New Construction) and PMJ Construction (same person?). But both the JP and PMJ websites are defunct, and I'm wondering he's still in business/recommended. Thanks!

Antiqua is not recommended at all by me. They charged a lot of money, left crap all over the front yard, the guys showed up a total of 3 days for a couple of hours at a time (for $4,500) and left without finishing the job or even addressing the cornice and flashing along the roofline-basically did nothing. Now, 4 years later, the porch is falling apart and the railing has completely detached from the column. You'd never think think this was a new porch.

Does anyone have contact information or opinions on Antigua Restoration? In the past I have seen signs on the buildings they have done but don't see any signs around town right now.

KDK worked on my neighbor's house and damaged my historic cornice in the process and refused to take ownership of it. They also did a really bad job on a few houses on Jersey Ave.
I would really stay away from them. Merely because they have done a few good jobs they are total suck asses.

KDK, another experience.....we just had them redo a badly leaking parapet and install new copper flashing - the right way. Quick, knowledgeable, great service, and they solved a rather nasty problem for us without a single callback. I will use them again when the need arises. BTW, we're an 1865 pile of historic bricks in Paulus Hook.

I was told that the contractor will be using "rope scaffolding" (a dangling rope from the ceiling with a mini-chair) - does that mean I still need a permit? the contractor is tell me I don't - but I wanted to be sure...

P.S. Yes you do need a permit. If you get caught without one you will either get a warning or a nice fine. Nothing like having the Bldg. Dept. put that big red sticker on your door!
You need a permit for just about everyting in Jersey City.

I would advise AGAINST using KDK. My next door neighbor used them and they damaged the cornice on my facade in the process. They are a total nightmare.

We contracted with Jaime to have work done on the front of our home - took almost 18 months for him to put us on his schedule - should have been a warning. He did the work, but the paint peeled from the cornice at the roofline, and then the wood on the front stoop showed rot signs where his people just painted over rotting wood. Took him almost 2 yrs (yes yrs!) for him to come back to fix the work, and only then because we threatened him with small claims court. He did re-paint the cornice, however, we are STILL waiting for him to fix the wood and repaint the stoop. He sends people over, they work for a day, and disappear. He NEVER answers his phone - his voicemail is always full, and he recommended sending him email, but no one ever replies. What good is the 7 year guarantee on his work if he doesn't honor it? I have given up trying to reach him and will have someone else do the work, and THEN take him to small claims court.
