Xerxes,
No, that's not the one I'm talking about.. this one is on Gardner Ave. I agree that this is not the best of areas and I would not personally live there too, but I'm considering buying this property for rental since the numbers seem to make sense. I'm not going with a buyer's agent. Do I really need one?

The #6 bus goes right up Summit directly to JSQ. I'd say it's about a 15 minute walk.

I don't know about crime, since neighborhoods change so much block to block, but its a beautiful neighborhood architecturally. I live on the other side of Montgomery and am jealous of all the victorian brick houses over there whenever I drive down Summit. Commute wise, its quite a long walk to the PATH, but if you have a bike it wouldn't be bad, don't know if you'd want to rely on the buses.

I suggest you contact the Monticello Avenue Development Corp. on Monticello, near Harrison, for the current status of development plans for neighboring blocks.

it's a bad area, since it's for investment i guess it depends on the price and your landlord experience. I would look in bayonne instead, similarly priced 2 families but area is much better.

Are you talking about the frame 3 story with the 2 porches?
It's been awhile since I was in that neighborhood but I would never consider living there. However as a rental investment property, it depends on your numbers.

Hello folks,
I live in downtown JC. I have been researching on two family properties for investment for a while now and have narrowed down on one in Gardner Ave at Summit Ave in the Bergen-Lafayette section of JC. What do you think of the area in terms of crime, schools, commute to Manhattan, etc? Any comments or suggestions are welcome ASAP! Thank you very much!
