Where is the website to check results?
How soon do they start becoming clear? How many of the positions go to runoffs? I am excited! Robin.

Really? Based on my walk through the various precincts for Fulop, I saw more Solomon boots on the ground than Symes for sure. Symes may have had some more paid hands. But that's $10.00/hour for each kid. It's not a huge part of a campaign budget.
I wasn't counting mailings from the candidates, but my impression was James sent out more literature. Presumably he is saving some money for the runoff.

Allegedly Solomon has raised the most funds of the ward E candidates, if so, he seems not to be spending it, as there are way more Symes cheerleaders on the streets both today and over the last few weeks. These are the paid schoolkids I am referring to, not volunteers.
Flyer wise, I got about the same from each, though others on here did say they received more mailers from Solomon. So, is Solomon really outspending other candidates? Or is he saving this money for a later election? Robin.

Or is this, and will this be, the excuse for other candidates if she does win? "Grumble, grumble, what are you going to do? Too much developer money on her side! No one ever had a chance!" This discounts how saavy people who live Downtown are as voters. It's not like they're being bombarded with City Council ads on MSNBC. You still have to be a good candidate to get a lot of votes. No one mention Trump. Trump didn't get many votes Downtown.

I just don't see the sinister implications behind what seems to me to be a young person who is interested in politics running for office. She's worked with Gillibrand and others. She moves to Jersey City, likes the place and wants to get involved. You Ward E-ers would like to see conspiracy behind everything. The reality would seem to me to be much, much more mundane.
Also I'm not exactly clear why there would continue to be outsized political influence on a downtown councilperson by developers. Even if a councilperson is from Ward E that just means their chair is over there during a council meeting. If developers were at all concerned with council races, wouldn't they work harder to buy off Boggiano in C, Gadsen in B etc? What's the point of having one councilperson in your pocket? What's the difference between one seat or another when the meetings begin? There is no difference. You need 5 or 6 votes to do anything on the council. Sure, everybody needs money to run political campaigns. But no one is running on an Abatement Freeze Downtown that I have heard of. Why wouldn't developers think that they could work with any of the 5 people running? If they don't donate politically to them now, they could donate politically to them later. It is easy to do this math: Developers + political contributions = long-term tax abatements! And assume that A, B and C are always bad at all times. Is that the history of Downtown Jersey City? That the decision to give out tax abatements was a bad decision? I was walking around near WFMU last night, walked by open restaurants at 10 PM, lots of people in them. People dressed for Halloween. Journal Square will be transformed by developers over the next 5 years. They don't seem particularly interested in our council seat. Or is their plan entirely to work extra-sinisterly to get Rebecca Symes elected and then hope she can persuade Rich Boggiano and Michael Yun into helping developers? Some old school Ward E people may not like to see "interlopers" running for office that haven't "earned their Jersey City stripes." Well, if you don't like interlopers, even more are coming. I, for one, welcome our gentrifying overlords.

These are valid points. But, note:
1. Dixon leasing is an Australian REIT that came to the NYC area after the housing crash and the financial collapse of 2008 to invest retirement funds strategically. Hence, Dixon are in for the long-game with an investment time horizon of 30 - 40 years. That gives them flexibility to weather out storms but also makes them very sensitive to fundamental changes in the investment climate, which in in the case in Jersey City relates to the tax advantaged structure of single family housing in certain gentrifying areas of the city. (The problem is the reval.) 2. Dixon does not benefit from abatements as much as other real estate developers in Jersey City do. The reval (which most clever candidates sidestep as fresh dog poop on the toddler splash pad in Hamilton Park) will hurt their margins. They will not able to sell anything for a while, the valuations will implode significantly, and they will be in the sad position of explaining to their investors why they have failed to meet their return and investment requirements. They got do to something. Enter, Symes. 3. Having a person on city council with insights into the political machinations and how the reval will reverberate across the city and potentially mitigate some of the pain coming from the higher taxes is a huge benefit to the real estate industry in Jersey City, and particularly to Dixon. Investing a few ten thousand $$$ into the Symes campaign will likely negate significant future tax bills. (And, get some kudos from the big guys!) 4. And here is the absurdity of the situation: for the average Ward E gentrifier owning a million+ house voting for someone who acts in the interest of her former employer (Symes and Dixon, respectively) should be beneficial in the short run. In the long run, however, the situation is quite the opposite. For many people real estate is a huge investment, but they do not have the professional resources available to them to counter the impact of the a city run, controlled, and managed by the developers. Yvonne keeps harping on Nandwani in Ward C not disclosing financing and incurring fees. How large are these fees? They must be large enough that no one wants to incur them.

Should we work on local campaign finance ordinances that are structured in a way to prevent people overspending to win seats and the mayorship? Is it possible to pass things like public financing of campaigns on a local level?

Dixon Leasing is not a real estate developer but a company who buys real estate, renovates then rents it out. They employ scores of Jersey City Residents. Yes Rebecca did work there. In my dealings with her I found her hard working and affable.
The truth of the matter ismoney is needed to run a campaign and not everyone is from a wealthy family who receives over 85% of their contributions from outside Jersey City. Short term rentals at a reduced rate is common in commercial real estate. As stated before I'm not voting for Rebecca but if she's elected I would be fine with that and so such Ward E.

Rebecca is going to win. It is crystal clear: she has the endorsement of the most important people in JC. Not the voters, but the real estate developers, particularly her employer Dixon Leasing or Mack-Cali. She is a strong leader who unites the real estate money!!Quote:

At a time like Now
And in deserted voting booths clowns are plotting their next squeaky moves It is Especially disquieting tonite to smell all of you calmly melting Beneath these ever-hostile key strokes Back to safety and the dance a fiercely competitive rumba that will Definitely leave us all with sore Behinds Beneath balls and wet socks Light is being scurried from ecclesiastical dogma And fevers forgotten for Good
