There's nothing in this thread so entertaining as the realistic "curbed" blurb. Thank you jerseymom.

The $216 is likely for a parking space, which is typically not abated.

Standard PILOT rate is 1.6%. That's the thing most of the abatement bashers don't understand - people who bought with PILOTs set when the markets were strong (2003 to 2007 or 2013 to now) actually pay considerably higher taxes than most everyone else for comparable space. (I used the term "taxes" because that's what a PILOT really is - it's property tax in a different form.) If you bought a 3 br 1600 sf condo for $1 million, you are paying a PILOT of $16,000 per year. Not many folks in the gracious brownstones (many of which are worth more than $1 million) are paying taxes that high.

They will do what Newport and other have done when their tax abatements expire, run to tax court and appeal.

That can't be right, surely?

UPDATE: 20-year tax abatement adopted in 2004. So apparently the people buying the $2m apartment won't have to eat the reval rate like the rest of us until 2024.

Well isn't that dandy?

Actually, the Street Easy information is incorrect. The current taxes on that property are $13,483. Regardless, that is still a great deal, and will remain so for the next 7 years. But, come 2024, whoever owns the place better be prepared for the hit that will come their way.

Here is the Zillow listing, which includes much more information: http://www.zillow.com/homedetails/159 ... -NJ-07302/108635170_zpid/

And, btw, considering that they paid 800K in 2009, these homeowners seem to have shouldered a larger tax burden than the average DTJC homeowner, paying an effective tax rate of over 1.5%.

MY "Curbed" excerpt (a girl can dream):

The decor, meanwhile, is partially influenced by JerseyMom's tastes?a mix of low/even lower that includes items from Pottery Barn's Last Chance Section and Target Back-of-the-Store Clearance plus one-of-a-kind finds from Salvation Army and Craigslist - but also features many items collected from her travels around New Jersey.

Lol.... "New items available for display shortly after recycling day"

What? No "family heirlooms", you know, the "not really your taste" crap that the parents were discarding when they downsized?

Really obnoxious infomercial. $2M plus a bit over $1K monthly common charge for a view of the backside of the soon-to-be-torn-down Shoprite and BJ's. The new owner will spend $10K+/month for living next to demolition and then high rise construction going on for YEARS, followed by having no view at all. Such a deal...

Yes, Regina & Billy were real pioneers... forging their way into a doorman building... such a ghost town too. I guess they don't frequent the ShopRite at 11PM. lol

Should read "couple buys nice apartment and makes it nicer"

From the comment section:

Does anyone else find it terrrribly cheesy that this apartment is currently for sale? Been on the market for 33 days and just had a $101,000 price chop (and still asking big, big money for the building). Why does Curbed not know this? Or worse, why do they not care and are effectively making this an advertisement for the owners? Just be upfront about it.
