There are a couple of one bedroom one bathroom rentals in Dixon Mills. They are listing it $2295 and $2275, but they say that they have been reduced. They seem to be compatible with ours on paper, but I'm beginning to think that $2200 is max that we can ask for ours. When one bedroom exceeds $2200, it probably takes longer to find a tenant.

I left dtjc in 2010 and rents were about 1750, there is a house identical to mine a few doors down which is being rented out for $2100 a month but its a house with parking. I would think that you can ask for 2500-2700 at least because no one down there expects to get parking.

Thanks. Ours is about the same size (one bed one bath 700sqft). It's an old building though (1890's). But we think that the location is much better than Liberty Harbor. I definitely feel it's $2000 minimum. How much additional rent I can ask for, is I'm still not sure.

I don't know how big is your apartment, but i have a friend who rents in Liberty Harbor, in one of the "brownstone" styles (not the big ones with elevator), has a 1 bed / 1 bath, about 720 sq ft, and is paying $2200 per month. Just want to throw this out as a reference.

a friend on Facebook just advertised a pair of two-bedroom DTJC apartments in the neighborhood of $1750, which seems about right.
the luxury highrises are skewing the numbers. hell, the rents in TelcoLofts alone would mess with the curve quite a bit.

Where did they get over $3000/month for a 1BR??? That's *maybe* the average ask in the very most expensive rental buildings (Monaco, 70 Greene), but I pay significantly less than that.

We sometimes think of renting our one bedroom condo and buy a house in suburb. We think it's a great location (it's across the street from Van Vorst Park) and a very nice unit in a very nice building (so we never want to sell it). But we are biased, obviously.
News like this one obviously is encouraging for potential landlord. But we honestly don't know exactly how much we should ask for. Sometimes we think $2500 is even okay, but at the same time, looking at so many rental buildings are being built, maybe $2100 is a bit too high. We are looking at rental listings these days to educate ourselves.

I would love DTJC to be its own city , but lets be realistic without the rest of the city dtjc would not exists. The other parts of the city are subsidizing the high-rise welfare queens.

Woah,woah, woah? people are paying $3,068/month for a 1BR in DTJC? That must be on the extreme high-end in one of the "butter-me-up" high-rise units. You can definitely still find a decent 1BR for around 2K.

amnd still dtjc is cheaper than manhattan, hoboen and most of brooklyn...i got a real scare the other day when i read that renst are rising faster in oakland, ca than san francisco - who would have thought.

Historic Downtown Jersey City is among the nation's most expensive neighborhoods for renters, according to a recent online study. Apartments.com ranked the popular neighborhood near the Jersey City waterfront No. 8 on its list of the 14 most expensive neighborhoods for renters in 2014. The website put the rankings together using a variety of financial factors, including average cost of rent, household income, percentage of paycheck spent on rent each month and inflation. Neighborhoods where a high percentage of monthly household income was spent on rent were given the most weight. With its brownstones, idyllic parks and close its proximity to Manhattan, renting a one-bedroom apartment in Historic Downtown Jersey City comes at a steep price -- $3,068 per month, according to Apartments.com.
