Nothing will be done anytime soon. There isnt even a buyer for the building let alone plans to build/rehab. There was a potential buyer but that fell through.

The resolution approving a letter of intent between the city, the JCRA and the Powerhouse developers was approved. The next step is coming up with a redevelopment agreement. Not sure what the timeline is there, but when I find out, I'll post an update.

I somehow missed the 9/13 article. I am not sure how many people here have visited Baltimore and the Inner Harbor, but I really, really hope this developer doesn't turn the Powerhouse into an Inner Harbor redux. It is the very epitome of the kind of development we shouldn't want. The Inner Harbor itself is great, and beautiful even. But the retail and restaurants there (for the most part) are the crappy kind. The usual tourist trap stuff you would see at the South Street Seaport. If you have visited the mall there, you will have an idea.

$179M retail, commercial complex coming to Downtown Jersey City's Powerhouse

Jersey City is moving forward with plans to build a $179 million retail and commercial complex inside the long-dormant Powerhouse in Downtown Jersey City, a project the city says will be ?game changing? for the neighborhood.

The plans include a new component, a 40-story residential tower housing 370 units and 200 parking spaces. Baltimore-based Cordish Companies, the developer behind the project, calls the tower an ?expansion? of the 108-year-old Powerhouse, located on Washington Street.

Mayor Steve Fulop said the tower is a vital component to making the long-stalled Powerhouse redevelopment financially feasible. Because of its historic nature, renovating the 180,000-square-foot behemoth will cost a tidy sum, and Cordish is facing a funding gap of as high as $40 million, Fulop said.

?The project won?t make sense for any developer economically without some sort of structure next to it,? he told The Jersey Journal. ?The math won?t work.?

Blake Cordish, vice president of the Cordish Companies, which transformed an old power plant into an entertainment complex in Baltimore?s touristy Inner Harbor, said the company doesn?t have renderings of its plan for the Powerhouse yet. But Cordish told The Jersey Journal he would deliver ?a world-class development.?

The newest plans for the Powerhouse were revealed in an Aug. 11 letter from Cordish to city officials. In it, Cordish said he anticipates a nearly four-year process for stabilization, remediation and construction. There?s no timetable for the anticipated start of this process.

Kathryn Moore, who represents the Powerhouse Arts District Neighborhood Association, was shocked to hear that a residential tower may be part of the Powerhouse renovation. The city?s new planning philosophy for the neighborhood appears to be ?stick a tower? wherever there?s a vacant lot, she said.

?It?s a little disappointing,? Moore said.

Moore worries that a highrise will dwarf the Powerhouse, which she calls the neighborhood?s ?showcase building.? Asked to respond, Fulop said the city won?t ?force anything? on the community, but he wants to hear an ?alternative solution.?

The City Council approved a measure Wednesday night authorizing the city to sign a letter of intent with Cordish Companies and the Jersey City Redevelopment Agency, a step city spokeswoman Jennifer Morrill said will take the stalled Powerhouse redevelopment ?from the hypothetical to reality.?

Fulop said the city and Cordish have asked the state Economic Development Authority about the possibility of state tax breaks. The mayor said it?s too soon to discuss whether Cordish will receive a city tax abatement.

The Powerhouse, built in 1906 to provide power to the Hudson Tubes, is ?the greatest building in the metropolitan area,? according to John Gomez, founder and former president of the Jersey City Landmarks Conservancy.

?It?s gloomy, it?s Gothic,? Gomez said. ?You don?t see these types of buildings around anymore. It?s a rare industrial relic of its age, and we have it in Jersey City. It?s ours.?

People live and work above substations in NY all the times, they are incorporated into the design, as the PA is doing in JC. Follow Jkims post, the planning board will be hearing two 38 story building later in the month.

One additional point, developers are still planning this city! nothing has changed, just the attorneys and fixers have changed. On any given day in city hall the developers and their attorneys are in a holding patterns waiting for their meetings with the mayor and staff to pitch higher and higher buildings that will overburden, and already overburdened street and Path system. The sad reality is nothing has changed, except everything now is compressed to fit into the mayor's run for Governor.

The numbers are correct. First, the legal settlement with Goldman gave him over 600 feet. Its in the court order. That is the court settlement. Second, what the PA builds and what they have the right to build are two separate things. You are correct to say the substation will be 8 stories, but they have the rights-zoning- to go much higher. The substation will be built so the air rights can be sold and built, that is according to brokers who have been shopping it. The air rights will bring them up to about 18 stories. And unfortunately, you are right, the skyscrapers have jumped Marin in a big way. And you can blame that one on both Healy and Steven, they both supported that one. Its nuts. All the more reason to save the powerhouse, and not bury it with a wall of skyscrapers!!1

The description of the property for new PATH Substation seems to be more like 7 stories, not 18. Where are you getting this number? The height allowed for Harborside West District is criminal - 50 stories, not including parking - and no more than 800 ft. Makes 111 First Street property the new transition zone - according to current PAD plan - max of 500FT, not 600. You're just making up numbers. The three Toll towers are small high rises, max 38 stories (38, 28 and 33). And the towers have jumped Marin - two 38 story structures are up for Planning Board approval end of this month! From 9-10 stories to 38! This is the overbuilding I'm talking about.

take a look at that rendering, now put the 600 ft 111 first street building in the picture across the street, the second tower of trump, the 18 stories on the triangle, the balance of Toll and the three URL buildings on the Harborside lots. With all that development going on around the Powerhouse, do you believe we can't fund a 40 million dollar gap to do the right thing at the Powerhouse. The city can do that in a heart beat. The question as

"Any city gets what it admires, will pay for, and ultimately, deserves. Even when we had Penn Station, we couldn?t afford to keep it clean. We want and deserve tin-can architecture in a tin-horn culture. And we will probably be fudge not by the monuments we build but by those we have destroyed."

The city found 30 million for the Loews, they can bond off the increased taxes from the PAD to save this icon.

The the announcement by the Mayor's office of the imminent paste on tower to the Powerhouse, has marked the end of era in Jersey City. One can't help but think that this marks the end of the preservation movement in Jersey City. Make no mistake about it, if we can't save the Powerhouse, we have been completely compromised as a community. Perhaps Ada Louise Huxtable, the architectural critic for the New York Times captured it will in the "Farewell to Penn Station". This obituary for Penn Station, could be written today for our Powerhouse!

Farewell to Penn Station

Until the first blow fell no one was convinced that Penn Station really would be demolished or that New York would permit this monumental act of vandalism against one of the largest and finest landmarks of its age of Roman elegance. Somehow someone would surely find a way to prevent it at the last minute-not-so-little Nell rescued by the hero-even while the promoters displayed the flashy rendering of the new sports arena and somewhat less than imperial commercial building to take its place.

It?s not easy to knock down nine acres of travertine and granite, 84 Doric columns, a vaulted concourse of extravagant, weighty grandeur, classical splendor modeled after royal Roman baths, rich detail in the solid stone, architectural quality in precious materials that set the stamp of excellence on a city. But it can be done. It can be done if the motivation is great enough, and it has been demonstrated that the profit motivation in this instance was great enough.

Monumental problems almost a big as the building itself stood in the way of preservation; but it is a shame of New York, of its financial and cultural communities, its politicians, philanthropists and planners, and of the public as well, that no serious effort was made. A rich and powerful city, noted for its resources of brains, imagination and money, could not rise to the occasion. The final indictment is of the values of our society.

My point is the the developers always pull the bait and switch. Cordish came because he sold the Jerry Healy on he fact that he could save the powerhouse. And he continued with that for the last 5 years, now all of a sudden, he can't do it. He needs 40 story towers to do. That is BS. If a tower is needed to save the building, Cordish should be the last person who's word you would take for it. And if a tower is really needed, the project should go out to bid. Allow the entire development community to be able to respond to it. And the mayor should establish a community panel to review those proposals and recommend one to the city council. That will take pay to play out of it and give the community a voice in the selection, for the first time. If we wanted a Healy developer to BS us, we would have voted for Healy!

There will be a low-mid rise building in the triangle to house the power transformers that are supposed to be more efficient and powerful enough to run more trains with more cars, or something in that direction.

There is an illustration on facebook that might be the possible idea of where and how the tower would be situated.

I think IF the building gets saved - the "tower" will block the PAD neighborhood's view of the powerhouse - but at least the powerhouse will be still there.

Beaten into a state of "whatever," what's another 40-story tower in this neighborhood going to do?! No one else seems to care that every developer asks for more than the redevelopment plans allow. Each overbuilt high rise adds up to more than 40-stories - stop the over-building elsewhere and finish the darn powerhouse.

A park would be wasted on the Trump tower people and the other high rises in the area - they already have their own park and pool exclusive to those in their building on top of their parking garages that they don't want to pay to park in - so they park on the zone permit spots during to off hours and take advantage of the lax enforcement in the area.

If it gets torn down as some people wish so hard for, i guarantee they will offset the cost of the demo with a cookie cutter 40 story tower and NOT a public park. I would rather have an iconic building that I would be proud to show visitors than another condo building.


what's the alternative? i am all for preserving it but you have to face the reality - which is either knock it down or put another 40 story highrise on top of it to make it financially feasible for a commercial project.

As a resident close by, i rather have a green park than another 40 story highrise on top of this thing. But anything is better than leaving this brick shell to rot for another 5 years. It has the path transformers right under it also the area is prone to hurricanes and strong winds, creating a very unsafe situation. Not to mention having a giant garbage dump in the middle of a residential area.

The mayor has taken the word of Baltimore based developers, who haven't put a dime into the powerhouse. Not a dime to help save it!!! Has the mayor hired independent consultants and advisors to help put together a financial plan to save this important icon. The answer to that is NO. He has thrown that responsibility onto the community. Its careless and irresponsible for the Mayor not to hire real experts and come to the community with a plan to save the Powerhouse, not destroy it!

The iconic smokestacks of the historic H&M Powerhouse must be removed, officials said.

Jersey City Redevelopment Agency (JCRA) officials announced yesterday that the smokestacks will be removed this spring as part of the ongoing efforts to stabilize the structure, which is over 100 years old (it opened in 1908).

?Unfortunately, the removal of the smokestacks is something that is unavoidable at this time,? said JCRA Executive Director Bob Antonicello. ?The years of deterioration have undermined the stability of the stacks and after exhaustive engineering studies, including invasive testing last spring, have led to the conclusion that the smokestacks could not be saved.?

Work began this week with the erection of the scaffolding, officials said. The removal will take approximately six weeks and should be completed by the end of the spring. ?Although we are saddened to see the smokestacks removed, we are encouraged by the fact that the building, has been stabilized,? says Antonicello, adding that the JCRA is working with the Baltimore-based Cordish Companies with future plans which include the reconstruction of the smokestacks.

Cordish redeveloped a similarly abandoned power plant in Baltimore in the ?90s, turning it into ?Power Plant Live!,? an indoor/outdoor dining/entertainment complex that sits a block from that city?s Inner Harbor, as JCI reported in August.

Mayor Jerramiah Healy said, ?I was disappointed when advised that the smokestacks would have to come down, but encouraged by the hard work the agency has done in preserving this historic treasure?I know, like the Power Plant in Baltimore, this property will see a rebirth that will be a lynchpin for the Powerhouse Arts District and a landmark for the city.?

Antonicello anticipates a third phase of the stabilization project, which will be the installation of a temporary roof which is to start later this year.

Photographer Leon Yost, who has taken snaps of the historical building, was saddened by the news. ?All I can say is that they?ve graced Jersey City?s skyline for more than 100 years and I?m sorry to see them go,? he says.

John Gomez of the Jersey City Landmarks Conservancy said the moment is bittersweet for the JCLC, especially since they were founded in 1999 in a fight to save the building. In fact, their logo features the Powerhouse and its smokestacks.

?They?re a major part of the visual impact of the building. It?s like the Statue of Liberty losing her torch,? says Gomez. ?We knew back in ?99 that the smokestacks were in trouble and knew this day was coming. Port Authority should?ve covered those smokestacks years ago so they wouldn?t be so weathered and deteriorated?this is a great case study. If you don?t take care of your monuments, look what happens eventually.

?But we?re looking at this as a positive because the building can be restored. Also, the smokestacks were measured and photographed before demolition started, so they can be rebuilt,? he says.

What happened to the preservation community in JC. They helped save the Powerhouse from demolition. They have been silent on the powerhouse in recent years.

having followed this project for the past few years, this looks like a typical bait and switch on the part of the developer. Nothing has changed for the developer, Cordish has been the developer for over 5 years, so why now the need for a tower? I don't really trust any of these guys and their numbers. Who is checking the numbers. We see this bait and switch all the time and now the Fulop administration with its world class team of professionals is fall for the crap. With all the development that has taken place in JC, we are entitled to at least on decent project that we can be proud of. Just one!! The Powerhouse was to be that one and now the guys from Baltimore have BS the mayor and we are going to get the Jersey City version of the Atlantic City TAJ Mahal!!!

I'll bet the Powerhouse will become "unstable", and the developer will tragically be "forced" to tear it down. I'm sure they'll put a nice plaque on the 40-story-building-with-a-parking-garage-underneath that goes there in its place.

That is a GREAT idea.


An independent theatre would be grand, but I don't think the Powerhouse is having progress at all, and it wouldn't be a good location for one anyway. Time to just knock it down and put up another 30 story tower.
