Lets put it this way, the seller, had put in a poor cosmetic fix on the unattached side by cutting the bottom of the walls and replacing it with new walls covering the brick. The other side, the seller just ripped out the walls and left the brick exposed, that is the attached side of the house.
The unattached side is all the other neighbors property, so I am guessing, how do I do an outside french drain on someone else's property? Anyway, because of the concern, we tried to drop the price a little and the seller said no and dropped our contract/offer etc.. and went with an other offer.

You're talking about a $12,000 solution to a $100.000 or less problem--get the neighbor to fix their gutter. They are legally obligated to stop doing damage to neighboring property. But this should be obvious. Is there something you're leaving out?

#1 sounds like a variation of my situation, which was easily fixed. I'd go with that and see if further steps are needed. Of course, if you're negotiating to have the seller pay for the problem, go all in and do the whole job.

It is in the north part of the Heights between Central and Palisade. I had a contractor look at it, friend of a friend..he said 1. The house next door drain pipe from the gutters is broken and gushing water on to the side of the house. 2. The house would need to have a french drain etc..built in, sealed tarred, plastic, etc...etc.....and other things, all said and done 10 to 15K. Any comments?

You should consider buying a place outside the FEMA flood zone. Otherwise you're going to get stiffed with ever-increasing mandatory flood insurance, and possibly higher interest rates on your mortgage. See http://www.region2coastal.com/sandy/table

You have to first figure out how the water is coming in. Seeping in from the ouside walls? From underground?
No I did not do it. As I was not expecting three 0's after the 9. My general contractor guy told me he can fix it for $1k. He cleaned my basement floor, coated it with a layer of water sealant, a light grey/bluish paint substrate and it seems to be keeping the water from seeping in from underground. I know its a chap fix and will not last as long as a full french drain / sumpump combo, but it's working now. Quote:

The other thing you need to figure out is whether there is flooding from water coming up through the drain. To really fix that you need some kind of valve to either manually or automatically shut off flooding during major rain events.

Before jumping into the whole french drain thing (and $9k sounds about right), check into the gutters/leaders/roof drainage. I had a similar issue and someone suggested that water from the gutters was draining too close to the foundation...a $10 piece of PVC pipe solved the problem.

Looking to buy a house, seller disclosed water gets in the basement when it rains. I ran over there and there were two small puddles... 1. Anyone have any experience repairing their basement and 2. Can anyone recommend reliable company to repair and 3. What does it cost (read it can be several hundred dollars to thousands?) ....
