Surely it depends on your price point. All things being equal I'd buy in Hoboken as long as it wasn't ground floor in a flood zone. The JC school tax fiasco is only going to get worse and since Mayor Zimmer their governance is less corrupt.

Nope, even if you are on the second or third or sixth floor, you are gonna get affected during a flood. Where do you think all the mechanical stuff is?

Good work digging this out, but the letter I received on this hearing is NOT about parking spaces I don't think. It is related to a "major site plan approval", and the entity trying to get the variance approved is Midtown Professional Center Condominium Association.

Date of hearing is 3/28, 6PM at City Hall.

Is this large medical center getting torn down to pave way for a residential condo building? I got a letter in the mail about a zoning board public hearing...

A landlord is in the business of making money... so from the sounds of this, either you are on your way out, or you will have to put up a big fight, which will cost you arm and a leg. Sorry.

Making a full price offer within a few hours of the listing going live and without seeing it... You just made it very clear to the entire world that you are a desperate buyer, putting yourself at a tremendous DISADVANTAGE... what other outcome could there be?

Rental Property Clean Up After Tenants Vacate
#8

I have always done this myself... depending on the tenant, it could be a 3 hour job or it could be a 3 day job. And my current situation does not afford me the time to do this myself any longer.

So what would be a good and reputable cleaning company to do this type of work? Regina's Maids? Any recommendations from fellow landlords?

www taobao com sells an anti upper floor noise device for around $50.

Attach it to your bedroom ceiling (also their bedroom), turn it on at precisely 3:17 am for 3 days. Your problem will be resolved on the 4th day.

Very true indeed... but you can pretty much say the same thing for most of the metro NYC neighborhoods. Even sh1t holes that remain till today such as Brownsville & East New York have easily doubled if not tripled during that same time period. So OP, hold if you can. HOLD!

I was shown around JC for the 1st time in 97 by a guy who was trying to unload a small portfolio of properties he and a group of friends had invested in during the bubble of the late 80's. One was a condoed 6 unit on 8th st for $190k. Not per unit, for the whole thing. I think they should have held on, don't you?

Yup, the PATH in a year will be slammed for the people at Grove and Newport going into 33rd in the morning. They can hardly get on as of right now, with more than a half dozen high rises going up on line? Fuggetabouit.

I guess what my husband said years ago when we were looking for a condo still counts: 'it's always best to take somebody white with you if want to rent or buy."

I told my wife about this thread, as she was making a curry! She said the curry smell would be a point in their favor. We once had a tenant of Indian heritage who was a gourmet chef and would hold elaborate dinner parties.

I suggest you check the topography of India, if the whole country sits 50 feet lower than the rest of the world, then maybe you are onto something. Quick, do your investigation & study the effects, your Nobel Prize is waiting!

We rent the upper floor of our house, and the latest occupants are a very nice Indian couple who have been great tenants, except that they walk like elephants. We tried politely a number of times to speak to them about it, to no avail. They said they would try, but apparently they simply don't have a "inside walk", where you don't slam all your weight on your heels. They shake the whole house and rattle the lighting fixtures, even when walking after midnight.

A few months ago I was taking with some guys who said they had had an Indian roommate who had the same issue, the landlord gave them a hard time about this person "walking heavily". So is this really a cultural trait?

Thy're now leaving (we did not force them out) and I don't like the idea of profiling new tenants based on this, but I can't take years more of a rattling house, and don't even want to respond to inquiries from Indians about the apartment.

Any experiences out there?
