A very strong group of residents along York Street and Grand have been watch dogging this process and meeting with both Planning and the Silvermans. They also have concerns about being in keeping with the historical appearance of the neighborhood. The first proposal was a very modern building. This one blends better with City Hall.

Althea, hopefully the architectural design is tasteful and mindful of the historic architecture that surrounds it. Do you know if this is the case? Otherwise, it would stick out, in my opinion.

I'm excited for that spot to be filled in. I hope the retail space is filled with restaurants and bars. Would be nice to have a little more life on Grove Street.

I hope this is an opportunity that JC really nails.

I thought the new Whole Foods was proposed at the existing site where the pots of gold and unicorns are currently located.

Wouldnt hold your breath on that one.

They are set to put a shovel in the ground in about 6 months. The redevelopment plan needs some amendments and it looks like it will be 6 stories with retail space on Grove and Montgomery.

Once the plan is amended, they will go for site plan approval. Looks like the redevelopment plan amendments will go before the Planning Board on August 7th.

Heard at the Cinco de Mayo party this year that the developers will be breaking ground this year at the current parking lot site on Grove between York & Montgomery.

Anyone have updates on this including height, number of retail shops, etc ?

Probably not until they are closer to selling out Hamilton Square.

Another space near the Grove Street PATH station:

"Morgan Pointe" will straddle Marin Blvd, Morgan Street, and Steuben Street right across from the new Grove PATH station entrance. The building will be a 10-story, 78-unit structure with 31 parking spaces and 4,162 square feet of retail. Some units will have private terraces (9th floor only), while others will share the two common decks located on the 6th floor and the roof. The unit breakdown is as follows:

They?ve been called the ?godfathers of Jersey City.? Some business owners say they wouldn?t have been able to open their stores without their guidance. But ask Paul and Eric Silverman about their company?s dedication to development in Jersey City, they would say simply that it?s their job.

The Silverman brothers have been staples in Jersey City?s redevelopment for years, and after successfully rehabilitating a run-down hospital into a vibrant community, the Silvermans have set their eyes on new housing projects.

There is an empty lot on 9th Street that is slated for 30 apartments and medical offices. Another space near the Grove Street PATH station was approved for 12 stories and retail space, even though the building might be higher.

The idea behind the developments is to provide a sense of community in areas void of the camaraderie, Paul Silverman said. The company?s motto building communities is the essence of each project, he said.
Take Hamilton Square, an 11-story building with 125 loft-style condos. Each new owner gets a bottle of Champagne and a picture with the Silvermans. They can walk downstairs to pick up some food from a co-op, or some wine from a specialty store all conceptualized and owned by locals with guidance from the brothers.

Or look at Bar Majestic, a rehabilitated nightlife hotspot in the lobby of a defunct theater on Grove Street.

Between Schroeder Lofts, Park Foundry, The Majestic Condominiums, Padua Court and The Whittier House, the Silvermans? work is scattered throughout the city with the same mantra guiding each.

Mattias Gustafsson, owner of Madame Claude?s Wine, said after the success of his restaurant, Madame Claude?s CafŽe, he wanted to expand the brand, so he sought the help of the brothers. The brothers showed him the space, helped him with a business plan and hosted an opening for the wine store.

?Part of the reason the store is open is because of the Silvermans,? he said.

Paul Silverman said he wants to ensure the success of the businesses, saying business turnover is not economically helpful for a community. So he invests time and occasionally money in the stores that set up shop in his complexes to ensure success. The key to success according to him: enthusiasm.

He said if someone has an idea and they are enthusiastic about it, it has a higher chance of doing well. He added that if someone approaches him with an idea, he works with the entrepreneur through the entire process. Even after the stores are open, he is a constant force in operations.

He walked around Hamilton Square before the ribbon cutting for Tribeca Pediatrics in early February. He stopped in to each business on the ground floor of the condo complex, asked how business was, and invited them for champagne and cupcakes.

?Return phone calls, be nice to everyone it could help you in the future,? he said. The Silvermans? first foray into real estate came when Eric Silverman suggested a real estate endeavor in Paulus Hook. But then the real estate crash in the 1980s happened, wiping out any success. In 1998, Paul got a call from a bank asking if he would be willing to work on a new development in Park Foundry. He laughed.

He hadn?t paid the bank back from the loans he owed after the market crash.

?He told me that I returned every phone call, and answered every message, so he was willing to work with me again,? he said. ?That?s what it?s all about.?
