Can anyone recommend a home inspector and/or structural engineer who is really good at looking at old houses. We are looking at a really old one and want to make sure that it's not in danger of collapsing. Price is not a concern. We'd rather pay for someone really thorough than have a problem later.

I'm currently in the process of buying a condo downtown as well. I found John Moss through jclist and gave him a call. Although he wasn't able to schedule an inspection with me last month due to medical reasons, he was extremely helpful on the phone and gave me some tips to look out for as a first time buyer. He also gave me a price range to expect.

I went with my realtor's suggestion of Chris Burrows. He was thorough, reasonably priced, and I received my inspection report the next business day.

The John that I was referring to is John Moss from Inspex Building Inspections. In the message that I had depicted above. John call it as it is, and he does not get swayed by anyone; even though at times I would hear from my own realtors complain that he is too picky! Of which I question, whom are they working for, the seller or me!!!

As a propective buyer, I would rather have him on my side as he should, and not someone that is looking for a quick sale and move on to their next sale. He does his due diligence better than anyone I have met!

Sorry for the confusion as I did not state the service provided by! There are quite a few John's out there!!!

I highly recommend sergio at housemasters. We found him through a recommendation from our realtor. He did an amazingly thorough job on a house we bought in the heights and provided us with a complete point by point inspection report.

john moss is not very personable on the phone
i can agree with that but if you want a quality inspection and someone that is not in bed with the realtors to move the property. he's your guy. does a very thorough job and is on buyer's side for sure. he'll point out a lot of stuff to you so you can make an informed decision. his personality is not the best but he is good at his job. he is more friendly in person though...

Thanks you all for good suggestion.

I am not care about the fee. I only care about is the home inspection service good or not.

I have never met John Moss, but spoken with him over the phone. I had a few questions and wanted to ask him, but he seemed very unhappy to answer the question and not willing to answer the questions. That's my big concern......

I was thinking to choose his service because I saw a few people recommended him. However, his attitued becomes a big concern for me...... Thus, I have no idea about him.... Feel like he is different people as above talking about......

Whatever, thanks you all suggestion. I am just looking for a good home inspector, not really concern fee.

Thanks Moxie - I wasn't really commenting on the price, more that he was looking for a referral name... wasn't sure if anyone wanted to take credit. Thanks for the advice

I think I may be able to shed some light on the price differential if you're talking about John Moss. He was already familiar with the building I'm moving into. That's not to say he wasn't thorough, just that when I told him the address over the phone, he already was able to describe the basement to me.

Tino, if you're moving into Crescent Court, not yet a known quantity for local inspectors, the price may be a littler higher. Just a guess.

Just talked to John - going rate was $375 for about 900 sq ft condo. Asked who recommended him so I just said JClist - anyone know if he gives referral fees? anyone want to get credit for the referral?

JC2010, I would describe his manner as "matter of fact" rather than rude, but I like my people on the crusty side, so its up to you. In person, I found him to be appropriate, but not over-indulgent about my first-time buyer neurosis. He provided an objective and accurate point of view about my condo and the common spaces, and gave me the report the next morning, so that the few minor but necessary fixes he recommended could be addressed right away. The fee was cheaper 2 years ago for a 1200 sq ft apt, so if the price isn't right for you, maybe you'll find someone just as good for less elsewhere.
