what surprises me is how poorly Hoboken fares compared to its close neighbors.

You make it sound like the real estate brokers/realtors are all bad. No more or less so then used car salesmen and a few steps up from those who perpetually sell the Brooklyn Bridge. When it comes to a battle between the TRUTH and the 6% guess what wins.

You make it sound like the real estate brokers/realtors are all bad. They have a function whether it is buying or selling or renting, you just have to make an intelligent judgement with what company/brokerage they are coming out of.

but of course, there is no sign whatsoever of the 42% tax increase in hoboken that was passed last year and that small 30% tax increase that jersey city has in its plans (and our not-so-distant future) ...
so in fact, it will show an even stronger - spurious - correlation between performance and real estate taxes ... there in only ONE problem with real estate brokers ("realtors") ... they exist ...

It has been conclusively proven that people who list with Weichert have children with scores 400 points higher than those who list with ERA or Century 21.
And if you show your tax collector that you bought through Weichert you get a 10% decrease in your school tax. And I have a cozy 1 bedroom that is 4,000 square feet...my realtor told me. I cannot understand why it feels so cramped?

The SAT is out of 2400 now, not the 1600 version we took way back when. A 1425 now is about a 950 on the old scale.

Jersey City's SAT score is listed as 1425. Is that supposed to be some sort of average?
This is nonsense.

The graphic and underlying link supporting it is an amazing example of statistical nonsense, masquerading as research.
Given this article appears on a realtor's web site, I'd doubt the efficacy of any conclusions drawn from it. Just scanning the graphic, I'd be hard pressed to discern any causal relationship between property taxes paid and SAT performance. I would venture a guess that the even better measures might be to map school taxes paid or school budget expenditures per student against SAT performance, but I would seriously doubt these would reflect anything meaningful, either. All the best. Geoff

I'm gonna have to corroborate this data with a CREDIBLE source.
your source is Weichert---the same people that claimed real estate prices bottomed last summer.
