Gas meters replacement

Hello everyone, I got a letter from PSEG about replacing my (old) gas meters. Mine are >10 years old. Can anyone comment about the experience and what was the result on their gas bill? - especially the old timers here. Not sure how these meters are accurately regulated..

I have seen quite a few people taking the 7:25 over the years, including a friend of mine I have not heard talk negatively about it - at least that bus. It seems rather nice to get the first seats. I envy it in some ways, the "reverse" commute conditions have changed quite a bit since the buildup in Noho West.

I sort of agree with the "tangential argument", the differentiation for itemized vs standard has mostly moved to the mortgage interest now. That being said, someone who pays say 7K in NJ income tax, 7K in mortgage interest and 7K in property taxes should target itemizing (17K total vs 12K standard) including capturing the maximum amount of allowable property taxes up to the SALT 10K limit. To that aim, comparing indeed the 1098s over the years should be helpful. If PILOT taxes are not in the property taxes box, maybe there is a way to capture the full PILOT amount in a different section of the return - that would be a nice turn of events right? PILOTs please chime in...

That's one factor. I would say though, that I do not generally see people dropping things in the street every day in front of people property - for them to swipe. On the other end, I have found a direct link between the garbage collection nights and the number of items flying in the street the day after. I see this over and over and over again. The items stay on the sidewalks, end up at the curb and are accumulating over times. I suspect it would not take long to build the evidence.
These items end up blocking our sewers. I think the City (and possibly Suez through threat of legal action) should make sure garbage collection is done appropriately, if necessary through adjustment in schedule or a revised contract - so it is addressed fairly on both sides. That's my personal opinion.

Is this trend recent? I have seen a number of violations over the years and this is the first time I see this theme flaring up with so many people and this appearance rule. Is the city doing this suddenly to fill their coffer? Taxpayers want to know..

I have to say, I went to Pontevedra about 10 years ago in a trip from Madrid to A Corunia and Santiago de Compostela - I also visited albarino vineyards but that another story.. I thought that Pontevedra was heaven on earth..., already. At 5-6 PM everybody started getting out in the streets and the place just fired up, people were having such a good time. The area of Las Rias Baixas also is spectacular, the closest I have found to a Mandelbrot algorithm. But I digress, the pedestrian part was the most used and safe.

Agreed...! Last year the entire New York harbor was in the fog when we got in. This year a friend of mine had a heat stroke at mile 10 because of the humidity.

This is a RACE. By definition people are running on a course without obstacle during a specific time slot and aiming at their best time based on their abilities. You are lucking I did not do this race again this year, because if your car had been in front of me, or someone tried to pause me, I would not have been very kind.

That being said, my mom had the same reaction when we were stuck in Boston by the half, so I guess it is a misconception. I will let you PAUSE on that.

So they spread this burden on everyone to compensate for the loss, landlords and renters alike. Once could argue that tenants who have school children should indeed contribute to funding, hence the broader base. A lot of the school funding will still come from landlords.

The JC council will still have to vote on this if I am not misguided. The main concern I have is what will happen to that 1% once the rule is established..., so yeah, Steve better figure it out and prove that he can still PILOT things effectively - pun intended. The building boom cash cow is not going to last forever.

That proposal should and will not go anywhere. Out of curiosity where is the map of the proposed track? To me the only acceptable thing coming out of the recent proposals was to have a sailing school in one of the south marina. A small one restricted to say 20 small boats, and 20 parking spots and using a small facility that could be part of the building down by the flags.

Good luck indeed. It may turn out $2300 for a studio with 2 months free rent or something like that. LeFric building on 10th is getting finished, there are more for rent signs and the rental market in NYC has peaked.

The north side pavement and pitch seemed a little off driving there this morning.. I guess it was a first impression. Once it reopens I hope they keep 78 fully open as it is, because we will still have to wait until the end of the work on 139, with one lane traffic, so the pulaski will be backed up as in the good ol' days.

I looked again at the configuration for this 11th extension. It is actually technically feasible. To provide enough leading time to drivers, I guesstimate they would have to add an additional right lane to the 78 bridge starting at minimum by newark/division - by enos park. Otherwise, people may miss the exit if it appears during the turn by 10th or later. Coincidently the redevelopment of enos park area is subject to debate right now. Lefrak corp may have an interest in making sure proposed new buildings will not be placed on this/their local highway exit. Btw this highway local exit would have little value in time of backups, e.g. rush-hours.

I find it very very interesting that this "New Jersey commuter alliance" proposal suddenly appeared on my fb page... This indicates someone paid for it, pretending to represent us. OK, LeFric, err LeFrak I guess, but why? This extension would basically run along your new HP buildings. It may make access somewhat more efficient but who would want to live along an highway extension?

+1 When I looked at the "proposal" my first reaction was that it came from a different era. Or someone who pretends to have some influence. Anyone who has driven the turnpike extension by jones park recently should have seen the construction there, from LeFrak and others. There will be soon hundred of people sleeping by the chemical train tracks..., or above the spectra gas pipeline.

Based on the below has it been confirmed whether the letter to FM is a fake? Could it be from someone in the building or living nearby? I have to check the place, I haven't had an opportunity since they changed the format. Btw Solomon seems to like the place as per his post on fb.

How is the filing of the high rises in NoHo - aka The Taint aka Soho West? There are a lot of rentals coming on the market, would be surprised they all fill up at these prices without investors discovering they have to give discount - and can't get decent ROI.

If you run south from newport along the waterfront to jersey avenue and liberty state park, then continue all the way south past the flags to the nature reserve and the end of the boardwalk in port liberte (by their swimming pool)... and back, it should be around 12-13 miles. The same distance from hamilton park and back, going around enos at the end is close to an half marathon. In the morning around 7:30 it is glorious, you meet the same people on the WE.

If you are looking at shorter distances, either doing loops in liberty state park, or cutting short there if coming from elsewhere are a good way to build mileage. I sense that someone might be priming for a 10k in may... The liberty half marathon in september is a classic too though I would recommend using salt caps if it is too warm and you are sweating a lot.

I feel that the issue for people who are 80+ and facing taxes increase is more cognitive in nature in understanding how they can extract equity if needed to supplement their taxes. I hope they can rely on Solomon or any attorney to guide them in this process as compared to being scared into selling and leaving.

The reason I am writing this is because I received a cash-for-house mailer this week which seems to fit the later scenario.
Inventories are pretty tight even right now (wasn't the y/y price increase 24% in JC?), and it seems logical for savvy investors to use scare tactic to increase their options.

These older people need to be aware of their options too.
They still will have to pay their taxes, we are obviously beyond "Make Greenville Pay Again" (trademarked Brewster if I am not misguided).

Interesting point Brewster. I wonder what the POS is in challenging the land assessment discrepancies and hence, the entire appraisal process. Lawyers should know, but I have not seen this argument being bubbled up on Nextdoor..., yet.

I can appreciate having another reval to capture the impact of the current one. That being said, I got the feeling that it is already captured in quite a few assessments. Just looking at friends assessment cards and my own, we seem to be in the 10-15% discount which would make a county appeal unsuccessful. I wonder it was intentional from the appraisal company.

Instead of having a single broad reval 2 years later, it would be more useful to have a plan for a rolling reval, e.g. 20% of properties every 2 years. It would fit within the 10 year mandate.
