The floor in the sample kitchen at the Crescent Court sales office was terribly banged up. Joe said some women were wearing high heels the night before. That was all it took???

I agree that the apartments are reasonably priced. I think having the Crescent Court office closed most of the week without someone to answer phone calls has also hurt sales. I guess M&M did the cost/benefit analysis though.

I moved in about 2 months ago and totally agree with Mary. The apartments are really nice, the only 'cheap' thing is the flooring, which gets dented VERY easily. Everything else is beautiful and a lot nicer than what we saw at similar apartments at The Saffron, etc.

Perhaps the builders should consider revamping their badly neglected website. This might help attract buyers. Compared to the website of other developments n the area, the Crescent Court website appears spartan an unappealing.

Moved in to Crescent Court in May 2010. It took forever, but totally worth it. What other condo will give you high end materials-standard and a parking space-no additional cost.

No FHA yet, but if you have a good credit score, KHOV mortgage is doing 5% down. Obviously PMI comes into play, but the cost/mo is about the same as FHA loans.

I'm re-considering Crescent Court again, and would appreciate feedback from any residents.

How's the workmanship of the units? Is the builder responsive to questions/concerns by unit owners? Is the neighborhood and the building itself pretty quiet? Are the common areas being properly maintained and serviced?

Does anyone know if Crescent Court condos has been FHA approved? I think it was originally withdrawn and now they are reapplying for it. I'm a potential buyer but am dependent on FHA approval.

I live on 1st right by Crescent Court and it's like a 10 minute walk. It is a fine area. Indio's is just annoying.

Its a 13-15 min walk to the Grove PATH from Crescent Ct. In the evening while going home, I walk on 1st st off of Newark. 1st is a nicer residential street compared to Newark and then 2nd.....

I am a neighbor of Crescent Court (literally) and have lived there for 4 and 1/2 years. It is a 13 minute walk to the PATH. I walk down 1st Street to get home and have not had any problems. When I first moved to the area, I walked further down Newark before cutting over. But then I decided that I didn't like the people on Newark in front of the bars and delis.

It is pretty quiet in the area and, for the most part, I feel comfortable. I would not want my wife walking home alone late at night but I do it all the time.

There have been some incidents in the area but nothing more or less than any other area in downtown JC.

My biggest complaint now is the number of dogs in the area and the fact that people still do not clean up enough after the dogs. Prior to Crescent Court it was the prostitution on the corner of Merseles and First!

No, I live near Van Vorst Park, but I play soccer at mary benson park sometimes.

You'd probably be fine. I've never actually had a problem around there, but it wouldn't be my top pick.

Crescent court is pretty far from the PATH and there's nothing beyond it, except the train tracks and turnpike, so you will have very little foot traffic around there. I feel a little on edge even in the day, since it's so deserted.

On the way, you'll pass the bums hanging out around Bay/Newark, the drug dealers and bums around Goody at Coles st, Jordan's lounge, which can get rowdy at night, and the Latin Lounge, which you can find plenty of complaints about on here.

Yes, Crescent Court is very nice and the neighborhood is fine too but Newark Ave is also totally fine and probably very close to being the hottest neighborhood in Downtown JC. The old retail is leaving and there is new retail coming in at higher rents of course. As the previous poster stated, the Wave is a nice building and the Saffron is just about 50% sold in 5 months of their 76 units so there is obviously a lot of young professionals moving into this Village section of Jersey City. Thank you I really appreciate your input. Yea the finishes and everything are great compared to Saffron. The area was just my biggest concern.

The condo building is very beautiful and the work done is of pretty decent quality. The immediate surroundings are pretty decent as well (Colgate/2nd st, etc). While walking to the Grove St PATH, certain stretches on Newark Ave are dicey. Newark Ave is not always clean and you will come across a few homeless people, people just hanging out on the street for no reason.

Having said that, overall, walking on Newark shouldn't be an issue, of course after say 10 or 11 pm, I would not walk alone. Lots of businesses on that road, so there is always foot traffic.

Other comparables - Saffron, Wave, etc just don't have that final finish that Crescent Ct has. And because of that, it has an edge, despite the so-so neighborhood. Saffron/Wave is right on Newark, Crescent Ct is at least tucked away in a quiet corner (with the windows closed, the Holland tunnel extension noise is a non-issue).

Would definitely recommend buying here .... I did !!!

Hi Can someone please share their thoughts on Crescent court. Most of the other posts seem to be during the construction phase. But now 36 units have been sold and so i want to know what people think about the neighborhood.

I think the apartment is great considering the price and that its new. Other places in JC for that price dont compare i believe.

My only concern is the neighborhood..the look of it is not so great thats one thing but more important is the safety issue.
Plus the walking from Path at night..how safe is that?
