Those will set me back far more than the simple espresso in a foam cup. I guess I need to look harder into the remaining Latino steam table places. If you're talking about Mod Cup on Plaisade, I went in there once to get a simple cup of coffee, but it was clear that the pourovers, lattes and other exotica would keep me waiting a half an hour. I walked out.

My wife likes Dulce de Leche on Central Ave for her caramel latte and spinach puff pastry. There is also hipster coffee place across from Fisk park, but haven't tried it yet.

Its a chicken and egg thing about the development and parking. Developers are building for people who aren't yet residents and voters, so their voices are not heard to compete with the incumbents who only care about their street parking. There's people who were much happier when our city was littered with empty lots.
MDM, The Franklin gives me a sad since I was a regular for the old place's espresso. Where's the next closest?

Hopefully there will be more re-development projects like this one. I have watched with pleasure as the likes of $0.99 stores have faded away, replaced by new restaurants. These larger development projects have brought a wave of gentrification which has created a critical mass of people who can afford to patronize higher end establishments.
Whilst trying out a new Italian restaurant on Franklin Ave my wife commented we no longer have to go into NYC to eat at someplace nice. When I first moved to J.C. Franklin ave was a mass of decrepit buildings and gang activity.

Those are partisan numbers, there are people in JC that has 2 or more cars. There are few if any buses and light rail covers a fraction of this city. In fact, there were more buses in the 1960s and 1970s than there are today.

Considering 40% of households in JC do not own a car, 1 space per unit (100% parking for new units) is not necessary. The "neighborhood association" in my neighborhood goes into hysterics about parking too, but only 52% of households here have a car. Going to any of these "important" meetings, you'd think EVERYONE has cars, and that EVERYONE coming into the neighborhood is going to have a car. But that's just not true. Overbuilding the parking just drives up the cost of housing.

Imagine what quality of life in this city could look like if these worthless groups put at least 1/4 of the effort they put into suing developers over variances and screaming for parking into things like pedestrian safety, better city services, literally anything?

Every meeting I have taped, disagree with you bike lane, they want parking. It is the reason why hundreds of people came out to speak against 107 New York Avenue.

That?s nice quiet tree lined street. A few JC old-timers from other sections of the city purchased houses on that block in the 80?s and did a nice job restoring them. Looks like the owner of 38 Waverly cashed out last year for 1.2 million. I guess the developer really wanted that house?err.. lot. To the right of 42 Waverly is an ivy-covered brick structure it is a ventilation shaft for the railroad. Interesting.

Not the prettiest building I've ever seen, but what would the neighborhood prefer, a line of Bayonne boxes with driveways (and cars parked in the driveways blocking most of the sidewalk)? Also, 1 parking per unit is way too much parking in Jersey City.

Saw this on Reddit, it's 5 stories, one shorter than it's neighbor, and it looks like it has at least 1 parking per unit. Usual nimby hysteria.

21 units over 4 parcels (36, 38, 40, 42 Waverly) doesn?t sound all that ?large scale,? really. What?s the height?
