Is now a good time to move to JSQ? Or is the market there - in my case for a small condo - too close to peaking?

I'm having a realtor come look at my place in the Heights next week, having talked to several its seems I may be able to get out with enough to make a lateral move to someplace with access to PATH. Having lived in the Heights for 7 years I can see it having a certain appeal for those looking for a semi-suburban experience, but I'm coming to the conclusion the smaller condo unit market is going to continue to languish owing to the limited mass transit options, and lackluster leadership.

Any thoughts, insights, suggestions on getting into the JSQ condo scene?

Ummm - if it's from Bayonne, leave it alone? lol

From personal experience you're better off looking at the West New York and North Bergen neighborhoods that sit on the included NYWaterway shuttle service routes over the 3 legged light rail, path, and subway commute required from Bayonne.

I think this article is different than earlier NY Times JC pieces in that it discusses JSQ/Heights/Bergen-Lafayette as alternatives to downtown JC as much as it points to JC as an alternative to NYC.

Yes completely different impression of JC 10 years ago.

People looking to go cheaper than Manhattan, looked into Brooklyn (only a couple of neighborhoods), or maybe Hoboken. If Hoboken was too expensive, Downtown JC was considered, maybe along with Queens.

Things were super different 10 years ago. Brooklyn was still new at being cool, Queens was completely not cool at all yet.

Now, everybody knows about JC, and the reaction to it is fairly positive, typically. Every now and then I get somebody who considers it simply "Jersey", but whatever.

Not sure that I can agree with you... 10 years ago my compatriots were New Jerseyans looking for an alternative to Hoboken or NYC. They were rarely the NYC crowd...

Additionally, when I mention JC now the response lends to 'I hear that place is cool' over the 'why would you live there?' or 'is it safe?' of 10 years ago (or even 3 years ago).

I know you have been proudly pro JC for a long time (and rightfully so!), but I'd say it's only in the past two years that our Hudson corridor neighbors haven been on board.

this article could have been written about JC, 5, 10, 15, 20, 25 even 30 years ago, then a few years following the first wave of condo construction and conversions. and there regularly have been other similar pieces in the times. it all manifested itself with Bret Schundler's election in the early 1990's.

I'm sure there might be some disgruntled souls, but personally, I'm not sure what there is to be outraged about. My rent is going up 4% with an option to lock in the price for the following year. This seems reasonable to me. More friends are moving here and I find it less necessary to go to Manhattan for a social life.
