Look at page 40 of this presentation - the proposed new Harborside. Right now, Harborside is a dead zone for Jersey City residents. There is nothing that draws us there. Mack Cali will be completely revamping it, activating the street side and putting a marina on the water side.
Notice the huge amount of retail space - 150000 sq ft. including 44000 sq ft for a "premium food market".

This will be a key factor in activating that dead area of downtown.

Also notice the parking lot to the right on that page that is labeled "Food Market Parking".

Interesting presentation from Mack Cali on vacancy rates.

This rumor is false, not sure where you getting those misinformation from.

Some history - the existing GS tower was suppose to be their new HQ but the front office people all refused to move to jersey city, so the plan was abandoned and the brand new trading floors etc.. that were built sit vacant as disaster recovery only.

The building remained half vacant with only the backoffice and some tech people there, then they rented a substantial part of the vacant space to one of the other big banks (dont remember the name), and continue to try to new tenants to fill it.

There was very old plan to build another tower by the parking lot area but the plan was abandoned as they couldnt even fill the existing building.

70 hudson (old lehman now barclays) still remains vacant even after a year after barclays moved out.

GS is not building another commercial tower in downtown jc.

Building a tower larger than the one currently there, that took years to occupy, would be a strange move by GS. I wonder if the zoning had occurred as part of their initial strategy to have a larger presence/campus in JC. That strategy never came to fruition which is why they now have their West St tower across the river.

That's also true.

GS has a tenant (I forget which bank) taking up a substantial portion of its current JC office tower, and it took a huge incentive from the state of New Jersey to get that tenant in place (gotta love how NJ basically passes tax payer money directly to landlords through these Grow NJ EDA incentives...).

RBC (Royal Bank of Canada). It's their US headquarters.

Not really, they're set up similar to GS - their main HQ and trading floor is in Brookfield Place right across the river, and they're planning on closing a couple of their other offices (mainly back office people) and moving them to JC.

Back in 2007 after 77 Hudson had just started construction, I was talking with a construction manager at that site and he mentioned that the site between 77 and Liberty View towers was owned by GS and had zoning for a tower even taller than the GS Jersey City headquarters. I don't know if they'll be moving forward with another office tower anytime soon though; they had actually gotten Planning Board approval (and a huge tax abatement of course) for a smaller office tower on the site next door to their existing office tower years ago (2008?) but obviously have yet to build there.
