Yes, LHN has tucked away all of its parking. Gulls', 225 Grand, 18 Park, the townhomes, all of it.

Aren't the parking decks required to 'hidden' in LHN? Most of the buildings in LHN, such as Gull's Cove, have a parking deck on the first few floors, but you can't tell at all from the outside. Gull's Cove is the best example. It has a four floor parking deck.

A few years ago they were mostly between 1/2 and 2/3 full. That may have changed, but that was the report in 2012ish.

I'm not positive. I thought it was all 4 sides but I could be mistaken on that.

The city is letting them do it? Hah, this is on the citizens and the revolt about parking that occurs with every new proposed development. There simply is not a hell of a lot that can be done when you require a lot of onsite parking. The footprints are not large enough to completely hide the parking behind storefronts, we can't do below ground because of the water table so we get giant decks, because that is what the good people of JC have required be done with each new building.

Nothing angers me more than the ugly parking decks. The streetscape is being permanently destroyed by irresponsible or uncreative developers, and the city is letting them do it.

I wish all new developments, especially in very commercial areas, would be required to have like 75% of sidewalk facing space built for retail. It would make places like Exchange Place so much more vibrant. It's really bad.

This all has to do with zoning. First, zoning needs to require fewer parking spaces. Jersey City has admittedly been slightly more progressive with this in recent years reducing the number of parking spaces per unit, but even so, that could be reduced further. Second, local zoning doesn't require that these spaces are masked. In cities with very strict zoning, parking garages are not allowed to be exposed on the facade of the building and must be fully enclosed by human inhabited spaces with transparent walls, i.e., windows.

Its much cheaper for developers to build a concrete cage to hold cars than bother including any actual design. People keep buying and renting these buildings, and the city hasn't done anything to stop it. Meanwhile, the activists leading a multi-year fight against new development in various places never bothered arguing for better design, instead simply trying to stop new development entirely. That isn't helpful either.

I liked the idea of floodable garages used as emergency catch basins. Might be cost-prohibitive for individual developers, but could be adopted as a part of an overall flood prevention plan.

Underground parking is far more expensive to build than above ground decks. It is doable in Manhattan because of how much more valuable parking is and because every square foot of building space is worth something to the developer.

In Jersey City, the parking is not worth nearly as much (as has been discussed in numerous threads, most of these new decks are not close to full). Also, the city seems to be much more lenient with FAR and building heights / limits so the Developers are sacrificing monetizable above ground space by building above ground parking.

In NYC / Brooklyn, the city has very strict FAR guidelines and every square foot of above ground space used for parking means less square footage to use for more valuable retail/office/residential space. This does not appear to be the case in Jersey City where developers are required to build a certain amount of parking and the city does not deduct the parking square footage from the buildable area in most cases.

That being said, it does seem in some of the historic areas that developers are forced to cap the height of their buildings and make some hard choices in terms of how they structure their parking.

DTJC is a Hudson River / NY Upper Bay flood plain so underground parking is unlikely. You may find some legacy structures but most new ones will at best be slightly below grade.

Agreed though that any new structures should be disguised better. Most of the new ones tend to hide them well. Anything pre-2006 is very hit / miss.

I think its great that JC is developeing and new towers and restaurants are opening, but the city should do something to better disguise those fugly parking podiums. why can't developers make them totally invisible to the public walkway or put parking underground as they do in manhattan, brooklyn and queens
