This place sounds like a tenement on the Lower East Side from the early 20th century.

How did Essex street in that same area fair? The other side of 1 Greene.

I live across the street at 25 Hudson and I know the first floor units, esp. those facing Greene St., got flooded pretty badly. That whole part of of Greene St. was under water in Sandy. Not sure what sort of damage they suffered, repairs, etc., but it looked bad.

I'm looking at a 1BR condo at 1 Greene St. and would like to know if anyone has any input on the following?

1) How did it fare in Sandy and Irene?
2) What does a 1BR in the building rent for?
3) What is the financial status of the homeowner's association?
4) What is the new cost of homeowner's insurance and flood insurance?
5) What is the story on property taxes, condo fees, and special assessments?

1 Greene is one of the oldest condos in the area - as a result it's tax abatement was one of the first to go

we sold in 2005 and the buyer knew what the property tax was when they bought and that it was going to ***double*** a few months later

As for the maintenance costs
- when we were there, all the condos 4th floor and above got a deeded parking space which you had to pay for the valet service
- 'people' wanted 24 x 7 front desk staff - and obviously that costs money!
- that roof still isn't fixed?
- When we were leaving, the building across the street (where the green cow used to be) was causing water to penetrate the brickwork - is that fixed now?

I do not live there, but RCP Management also manages the building I live in. I echo the sentiments... they are absolutely atrocious.

I believe the maintenance fees are high and for some reason property taxes are worse.

Looking at units in this building.... any pros and cons to consider ? I know they have valet parking which honestly I am not a fan of. Your input is greatly appreciated.
