you are right. 3.5% on taxable items and it should be no tax on fruits, vegetables, dairy etc. i hope its just plain ignorance or lack of knowledge although it shouldnt be the case.

Just putting a question out there -

Should Lee's supermarket on Grove St be charging tax on items such as unprepared foods like vegetables, fruits, chocolates, dairy etc ? Usually they put a 7% charge after they ring in all the items ? Is that legal ?

The noise issue you mentioned is not unheard of. It varies but I doubt there will be ever be a case of zero sound in your present state.

may I suggest, that b4 you rent the place to new tenants, why dont you install insulation which will mitigate the sound. It will be a good & sound investment which will be paid off in a few months time thru renting the place. And you will never have to worry again.

Hey SRhia - How did it finally work out for you ? Did you have to replace the sink & countertop or were you able to set the existing sink in place again using caulk ? I am in a similar situation as my undermount bathroom sink slid down over 6 inches.

I have always wondered how the tax abatements/assesments on high rise towers benefit the condo owners.....

yes you probably save a $1000-$2000 on tax every year due to the tax abatement....but you can't put that value (which are payments in lieu of taxes) against property tax when you file your taxes, which if you were allowed to could have gotten you an additional $1000-$2000. Instead, you can claim only city taxes against property tax (which is less than a $1000 bucks in most cases).

So except for developers, do condo unit owners really benefit ? or is the same for them?

With construction starting at the parking lot on Montgomery St & Grove St, where does the common man find street parking ? 10 parking spaces have been lost and I am sure more will go...the situation is like Hoboken :(

hmm... lucky folks !! So the 8% hike will be distributed to the rest... :( means more money coming out in taxes for the owners and renters having to paying more rent indirectly !

Whats with all the negativity ? Where's that coming from ? I guess the Kims made the best possible choice - 1. 77 Hudson has so many renters from what I am hearing and thats making refinancing difficult.. 2. "A" building is going to be witnessing construction on its South side (possibly even west side as well) & relocation of the transformers and who would want to be living amidst all the construction dust and noise... 3. Dudley wasnt such a bad choice...but then you have limited choices (dont want to be on the same side as the Light Rail tracks)..... 4. so that leaves the Kims with Liberty Harbor - newer construction, close to Grove St & they got for a reasonably good price from what I read on NYT......

I have heard the top floor units are more or less gone.... Considering its only a 4-storey structure, the good thing is that there is an elevator... plus very close to the PATH & restaurants on Grove.....new construction...layout of the units was nice....one negative is that there are only providing W/D hookups...wish they wud provide the washer-dryer as well...

How is the building at 187 Warren st ? Appreciate any views on the building including its amenities. Have been told that it has central a/c which I think is a positive. Taxes are reasonable. Is it under tax abatement ?

Why is the average pricing lower than 126 Dudley ?

I have an undercounter dishwasher - the controls of whose are difficult to reach. The undercounter dishwasher is made by "Kitchen Aide" and the controls are located on the top section of the door. When you close the door the control buttons are just under the countertop making it nearly impossible to slide your hand to select the cycle or even start/stop. Has anyone dealt with such an issue ?

Is there a solution without having to reinstall the dishwasher ? Any suggestions would be welcome.

Similar to the apparent low income housing on Montgomery St from Varrick thru Brunswick St, is there something similar on the other side of Newark Ave (in Harsimus Cove or The Italian Village or Hamilton Park) ???

Can anyone kindly give me some insight on Harsimus Cove ? It seems so quiet in the evenings with barely any foot traffic. From the look of it Jersey Ave and anything to the east looks decent, but as you get on to Coles and westward (Monmouth & Brunswick etc), it looks a little iffy... is it safe enough to walk from the PATH train say late in the night ? I am looking to move into the area... Any inputs are much appreciated on which blocks need to be avoided.
