This place sounds like a tenement on the Lower East Side from the early 20th century.

How did Essex street in that same area fair? The other side of 1 Greene.

I'm looking at a 1BR condo at 1 Greene St. and would like to know if anyone has any input on the following?

1) How did it fare in Sandy and Irene?
2) What does a 1BR in the building rent for?
3) What is the financial status of the homeowner's association?
4) What is the new cost of homeowner's insurance and flood insurance?
5) What is the story on property taxes, condo fees, and special assessments?

1 Greene is one of the oldest condos in the area - as a result it's tax abatement was one of the first to go

we sold in 2005 and the buyer knew what the property tax was when they bought and that it was going to ***double*** a few months later

As for the maintenance costs
- when we were there, all the condos 4th floor and above got a deeded parking space which you had to pay for the valet service
- 'people' wanted 24 x 7 front desk staff - and obviously that costs money!
- that roof still isn't fixed?
- When we were leaving, the building across the street (where the green cow used to be) was causing water to penetrate the brickwork - is that fixed now?

clermont cove. PROS: Some units still have great, unobstructed views; units are spacious; nice pool; just ok gym; nice sky lounge; ok laundry facility; nice holiday decorations.

CONS: Recent board(s) have been horrible re: fiduciary responsibility/money management and selectively enforce rules (it is run more like a country club with VIPs versus a business); current management company (RCP) is non-responsive so far as to not even obey NJ state laws - the worst mgmt company to date in my opinion; only a select few owners can have food deliveries actually at their door versus in-lobby pickup; on about 4th super in last 2 years; i can't even count on 2 hands how many times i've seen the roof was being repaired over the years; sufficient heat/hot water for all units is sporadic; kids constantly screaming/running/riding scooters in hallways and lobby (i haven't seen anything near this kind of behavior in any of the other buildings i've visited over the years); walls are so thin can hear neighbors sneeze/yawn, talking on phone; some floors smell nasty; and of course taxes continue to go up. Maintenance went up 11% in 2008 and 10% in 2009.

Even some staff say they wouldn't want to live there, so there you go.

I do not live there, but RCP Management also manages the building I live in. I echo the sentiments... they are absolutely atrocious.

I believe the maintenance fees are high and for some reason property taxes are worse.

Looking at units in this building.... any pros and cons to consider ? I know they have valet parking which honestly I am not a fan of. Your input is greatly appreciated.
