Actually a few reasons.

The New Grove apartments went from condos to rentals when they couldn't sell them.

The new units on Newark and First switched to rental because no one in their right mind would buy a unit there.

Plus its built on a superfund site.

If you were rich why in the hell would you live in Jersey City. In everyone's mind (other than the people that live here) its a dump. Not to mention people who work in NYC would rather have their balls cut off than have to actually move to JC.


you know nothing about how hot the condo market in dtjc is right now. In buildings like crystal point, 77 hudson, and even smaller luxury condo buildings like Gulls Cove, condos are selling at almost the prices before the crash.

But You've probably never visited any of those luxury condos. To you, any new construction is "luxury", You live a sad life.

Oneskirt, I hope you never visit dtjc. Dtjc is the ONLY reason why jersey city is on anyone's radar. Those "rich entitled people" you speak of is why jc is moving forward. And finally, why are you just so jealous? It's okay that you earn 30k working 80+ hours a week. Walk by grove and I'll give ya a dime.

Well, I don't think they'll have a problem selling them, honestly.

And I'm not sure what your definition of rich is (people tend to have wildly varying definitions of wealth), but there are a lot of people who are affluent by most definitions that choose to make JC their home. Why would they choose to live here? Because it's a pretty nice place (I'm sorry you don't feel that way JaeTea) that offers an amazing commute.

And no matter what your income is, your dollar goes further here than in Manhattan; that's why it's attractive. Guess what - if you make $500k per year, you can't buy a whole brownstone in Manhattan. You can here. That's atttractive to a lot of people.

It becomes less of a travesty - perhaps only a travestyette -if you cease thinking of it as the Powerhouse Arts District (PAD) but as the Area Ripe for Inappropriate Development - the ARID.

I haven't seen any progress on the Toll Brothers development on Marin. I don' t understand this.


* Very low rental vacancy rate in Hudson County
* Rents in NYC continue to rise.
* Site is about a block from an entrance to the Grove St. Path
* Recent rental projects -- the Monaco and 225 Grand appear to have been leased up quickly.
* Toll Brothers, a national firm, would seem to have more access to capital than most developers.


So I don't understand. What's taking them so long to get started?

Yes, it will happen.

It will be a 2nd office tower for Goldman Sachs - the foundation is there.

The plan has always been to build it when Goldman Sachs is hiring employees in the New York region. Unfortunately, the last 4 or 5 years this hasn't happened - total employment is down. There are 5,395 full-time employees at 30 Hudson.

Soon would be great, but construction of 50 Hudson depends on the economy and growth at the firm.

Didn't realize that - that's good to hear. And hopefully they upgraded the design a little so that we don't get what looks like a slightly-upgraded 1970's-style public housing project as displayed on the SLCE website.
